in effect at the time and according to the information on the approved plans at the time of building permit <br /> issuance. <br /> This project is subject to Transportation Mitigation in accordance with Ordinance 3387-14(codified as EMC <br /> 18.40)and subsequent revision. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> applicable mitigation fees and/or other requirements prior to building permit application. The actual charges <br /> and requirements shall be as per the information on the approved plans at the time of building permit issuance <br /> and the ordinance in effect at that time. <br /> 7. Stormwater from new impervious surfaces shall not be discharged,through downspouts or direct pipe <br /> connections,into a combined sewer, including a lateral line or side sewer connected to the City's combined <br /> sewer system as per EMC Chapter 14.08.180 H. <br /> 8. It is the applicant/owner's responsibility to ensure that stormwater runoff from new impervious surfaces will <br /> be managed on-site in a manner that does not adversely affect neighboring properties,including the City's <br /> right-of-way and/or easements and the improvements located therein. <br /> 9. Approval of construction plans will require demonstration that all pertinent standards and regulations are met. <br /> 10. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 11. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s)must meet City <br /> specifications. <br /> 12. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 13. Lack of comment on the plans submitted with the application does not constitute approval of these plans. <br /> 14. As-builts of storm sewer,sanitary sewer,and water systems will be required to be submitted per City Design <br /> and Construction Standards and Specifications for Development. <br /> 15. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 16. Walkways must be provided from the building entrance to the public sidewalk. <br /> 17. The construction plans must be designed from a site survey performed by a licensed State of Washington land <br /> surveyor. <br /> 18. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding is not <br /> practical due to weather or seasonal problems,the ground must be covered with mulch as directed by the City <br /> Engineer. <br /> 19.
