1 <br /> SECTION I: PROJECT DESCRIPTION <br /> The proposed project Hoyt 4 Unit is located at 1913 Hoyt Ave, Everett, WA- <br /> 98201-2237. More generally, the site is located in Section 19, Township 29 North, and <br /> Range 5 East of the Willamette Meridian in the City of Everett, Washington. Please refer to <br /> the Vicinity Map attached later in the section. <br /> The site is currently vacant. The site exists as residential landscaping. The site is <br /> relatively flat that appears the slight slope towards Hoyt Ave as well towards the alley. Per <br /> ' NRCS survey of Snohomish County,the project site contains Alderwood Urban Land <br /> Complex 2 to 8 percent soils that have a hydrologic classification of Type "C". Please refer <br /> to the soils map and descriptions attached later in this report for more details. <br /> The site area is 0.14 Acres. The proposal is to construct two duplexes and utilities <br /> associated to it. The access to the site will be from the Alley. <br /> Minimum requirements 1-5 apply to the project because the project Lot's effective <br /> impervious area is 3,837 SF which is less than 5,000 SF.
