8. The fire-resistive protection on the exterior steel columns should be shown protected
from impact in accordance with Section 704.9
9. The one-hour horizontal assembly between the garage and dwelling unit above uses ICC
ESR-1153 Assembly B which requires either two layers of 1/2" (proprietary) type C (Fire-
Shield or FireCode) or two layers of 5/8"(generic) type X GWB. Section 420.3
a. This requirement is sprinkler-type dependent per the Exception to Section
711.2.4.3.
10. Membrane penetrations through the fire-rated floor or dwelling unit separation walls
(most likely plumbing on the main living floor) should be shown protected with through-
penetration firestops. Sections 714.3.2 & 714.4.2
11. Handrails complying with Section 1014 should be shown on each side of exterior stairs.
Section 1011.11
12. Exterior handrails should be provided with extensions in accordance with Section 1014.6
13. The landings at the unit entry doors should be shown at the same level as the interior
finished floor. The thresholds may be no higher than 1/2". Section 1010
14.The locations of the 3 AF50 attic vents should be shown on the roof plans (or
elevations). Section 1203.2
Energy
1. All detached one- and two-family dwellings using electric zonal heating as the primary
heat source shall install an inverter-driven ductless mini-split heat pump in the largest
zone in the dwelling. Building permit drawings shall specify the heating equipment type
and location of the heating system. Section R403.7.1 Washington State Energy Code
Structural
1. It appears that ordinary steel moment frames are being proposed along one side of the
structure at the lowest level. In a Seismic Category D region, this is not permitted per
ASCE 7-10 Table 12.2-1. Please demonstrate compliance with Sec 12.2.5.6 of ASCE 7-
10 or revise lateral system as required.
2. Per ASCE 12.2.3.1, the use of a lateral system with a lower R-factor of the lower
portion than the upper level's lateral force resisting system requires that the design
demands for the lower portion be"ratio'd". Please indicate that this has been
performed for the design demands for the design of the moment frame.
3. Please provide drift checks for the moment frames in accordance with Sec 12.12.1.1 and
overall structure per Sec 12.12.1 of the ASCE 7-10.
4. It appears that the moment frames are supporting the shear walls for the transfer of
lateral and gravity forces. Please verify that the beams, columns, and connections are
able to transfer loads via overstrength factors for demands related to the lateral forces
per Sec 12.3.3.3 of ASCE 7-10.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425)257-8813 Page 2 (,i_..
