Mr. Joe Duzan <br />Gant Nychay Architecture <br />Plan Check Number: B1809-002, First Review <br />October 9, 2018 <br />7. Sheet S1.1 shows a new footing at Grid B/1.1 and references Detail D/S2.1. See IBC Sections <br />107.2.1 and 1603.1. The following comments should be addressed: <br />a. The plan indicates the existing footing includes a plinth and that a new wood post shall be <br />installed below the existing beam with a cast -in connection. The detail does not show this <br />level of detail and should be revised. The Simpson product required should be specified. <br />b. The detail does not specify a required thickness and instead appears intended to match the <br />existing footing. The thickness of the existing footing does not appear to be known. A <br />minimum thickness for the new footing should be specified. <br />c. The required width of the foundation measured perpendicular to the face of the existing <br />foundation should be specified. <br />8. The footing at Grid B/2 on Sheet S1.1 appears to support a design load of at least 10 kips. <br />This exceeds the allowable bearing capacity at the footing. Calculations substantiated the <br />design of the footing including soil bearing shall be submitted for review. See IBC Sections <br />1604.1 and 1605.3. <br />Gravity System: <br />9. Sheet A2.1 indicates existing beams on Grids B/1-2, C/1-2, and 2/13-C will be replaced by new <br />beams. The Floor Framing Plan on Sheet S1.1 does not indicate replacement of beams at <br />these locations. The structural design should be coordinated with the architectural drawings <br />and revised as needed. Calculations substantiating modifications to the gravity system shall be <br />submitted for review. See IBC Sections 1603.1 and 1604.1. <br />10. The plan note on Sheet S1.2 specifies double studs and "Simpson ACE MAX" connections at <br />each end of the headers. See IBC Sections 107.2.1 and 1603.1. The following comments <br />should be addressed: <br />a. Additional king studs shall be provided at the end of each header for out -of -plane wall <br />support. The studs shall be connected to the sill and top plates. <br />b. The connections are not sufficiently specific to a single Simpson product. The required <br />connections shall be clearly specified. <br />c. The 4x studs are 1/2-inch wider than the double 2x headers. An additional 1/2-inch plywood <br />spacer shall be specified. <br />d. The plans appear to support 4x headers with 6x studs at multiple locations. The specified <br />connections are not compatible with this condition. Suitable connections shall be specified. <br />11. The cantilever beam at Grid A/1-1.8 on Sheet S1.2 is designated as beam "'ECB1" in the <br />structural calculations. See IBC Sections 1604.1 and 1604.4. The following comments should <br />be addressed: <br />a. The calculations specify uniform dead and live loads of 15 psf and 25 psf, respectively. <br />These are presumed to represent the weight of the roof structure and snow. The <br />calculations appear to indicate a tributary width of zero, which corresponds to the analysis <br />results considering only the point loads. The calculations should be revised using the <br />appropriate tributary width. <br />b. The calculations indicate dead and live concentrated loads of 489 Ibs and 816 Ibs, <br />respectively.
