Mr. Joe Duzan <br />Gant Nychay Architecture <br />Plan Check Number: 131809-002, First Review <br />October 9, 2018 <br />Structural <br />General: <br />Structural and geotechnical special inspections are required for this project. A statement on <br />special inspections shall be submitted with the permit documents. The statement shall include <br />a table listing each type of special inspection and shall specify the extent of each inspection <br />(e.g., continuous, periodic) per IBC Section 1704.3.1. The table shall include special <br />requirements for seismic and wind resisting systems as required by IBC Sections 1704.3.2 and <br />1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3. <br />2. The project does not appear to include a geotechnical investigation of the project site soils. <br />Based on the location of the project site, the design soil load bearing values shall not exceed <br />the presumptive values of Table 1806.2. The design values shall not exceed those for Class 4 <br />materials without classification of the site soils or performance of a geotechnical investigation <br />by a qualified geotechnical engineer. Note that the structural calculations indicate an allowable <br />soil bearing strength of 1,500 psf has been used in the design. The design values shall be <br />specified in the General Notes on Sheet SO.1 in Section C "Foundations". See IBC Sections <br />1603.1.6, 1803.1, 1803.5.1, 1803.5.2, and 1806.2. <br />3. Note B "Design Criteria" on Sheet SO.1 should be revised by stating the seismic base shear. It <br />is recommended that the wind base shear should also be stated. See IBC Sections 1603.1.4 <br />and 1603.1.5 Item 8. <br />4. Holdown schedules are provided in Detail K/S2.1 and on Sheet S4.1. The schedules do not <br />appear consistent. The correct schedule should be verified and the unused schedule should be <br />removed from the construction drawings. See IBC Section 107.2.1. <br />Foundation System: <br />5. General Note C.2 on Sheet S0.1 states that foundations will bear on undisturbed soil a <br />minimum of 18 inches below the adjacent grade. Based on the depth of the existing footings, <br />it is not clear if this is intended to reference the exterior grade or the grade under the building. <br />For the latter, it does not appear that footings connected to existing foundations will achieve <br />this depth. Footings shall bear at least 12 inches below the lowest grade elevation immediately <br />adjacent to the footing, including interior footings. The requirements of this note should be <br />clarified. See IBC Section 1809.4 <br />6. Sheet S1.1 shows multiple new foundations on Grid B. The foundations typicall support <br />concentrated loads from posts bearing on the floor framing above. Details should be provided <br />showing the modifications to the framing to transfer loads through the floor structure to the <br />foundations below.
