1 0 1 <br />Accessibility: <br />4. The project involves Level 3 Alterations to the building per IEBC Chapter 9. Accessibility improvements per <br />IEBC Section 705.2 shall be included in the project. Potentially inaccessible elements include, but are not <br />limited to, the bathrooms, stairs, ramps, entryway doors, and parking. Where the building is made to be less <br />than fully accessible per one of the exceptions, documentation substantiating the limited accessibility <br />improvements shall be submitted for review. See IEBC Section 906.1. <br />Instead, of a drinking fountain, we are proposing the kitchenette sink will provide drinking water <br />along with drinking cups available at all times. The sink, counter and approach have been revised to <br />be accessible. Sink counter at kitchenette revised to be accessible. Accessible parking stall indicated <br />on site plan /Al. 0; signage and symbol details added (6 & 7 / AO.2). Restrooms are to be accessible. <br />Ramp is to be accessible. <br />Energy: <br />5. The Door Schedule on Sheet A6.0 does not appear to specify the thermal rating for the exterior doors. The <br />schedule shall be revised to specify the maximum U-factor for each exterior door. See IEBC Section 908.1, and <br />WSEC-15 Tables C402.1.4 and C402.4. <br />Door schedule and Door & Glazing Notes now include maximum allowable and proposed U-Value <br />for exterior doors / A6. 0. <br />6. Sheet A6.0 shows the window types. The sheet does not appear to include a schedule for the windows. The <br />sheet should be revised to include a schedule specifying the following information: <br />a. Safety glazing should be specified where required per IBC Section 2406.1. <br />Safety glazing is now noted on the Relite and Storeforit Types and on the Door Schedule IA6.0 <br />b. Maximum U-factors should be specified for exterior windows per WSEC-15 Table C402.4. <br />Maximum and proposed U-factors are now indicated on the Door & Glazing Notes IA6.0. <br />7. The building appears to be incorporating unheated space between Grids D-F. See IBC Section 908.1 and <br />WSEC-15 Section C503.2. The following comments shall be addressed: <br />a. The walls will be modified per Wall Type FA1. The Assemblies schedule on Sheet A0.4 shall specify the wall <br />to provide insulation with a minimum rating of R=21. See WSEC-15 Table C402.1.3. <br />Assemblies 1A0.4 revised FAl to indicate R-21 batt insulation. <br />b. The slab is required to be insulated with minimum R-10 insulation for 24 inches per WSEC-15 Table <br />C402.1.3. Alternatively, the building envelope may be evaluated using the Component Performance <br />Alternative methods of Section C402.1.5. The design shall be modified to insulate the foundation system or <br />provide equivalent performance. Documentation substantiating the latter option shall be submitted for <br />review. <br />The concrete slab is existing and we will not be demolishing it 2015 WSEC Compliance Form - <br />Component Performance Path, included in resubmittal indicating compliance (see A0.4). Lighting <br />Summary, Exterior Lighting, Interior Lighting, and Mechanical Summary have been added to <br />sheet AO. 1. Section 41A4.0 revised batt insulation notes. <br />Miscellaneous: <br />8. The building includes a new roof eave at Grid 1/A-B that projects into the road right-of-way (ROW) per Sheets <br />A2.2 and survey Sheet 1-of-1. The eave has a minimum clearance -to -grade and projection of 8 feet and 3 feet, <br />respectively, per the elevations on Sheet A3.0. Eaves are only permitted with a maximum projection of 24 <br />inches where they are at least 10 feet above grade. The eave shall be removed or revised. Dimensions shall <br />be provided on the drawings if the eave is retained. See IBC Section 107.2.1 and Everett Municipal Code <br />Section 13.28.120. <br />The eave has been revised to be a 24" overhang, and dimension has been revised at the entry <br />section (11A4. 1). Per Thad Newport's email (10. 18.18) we are okay encroaching into the ten -foot <br />vertical clear space roughly six -inches. <br />
