27. All sidewalks and driveways must be ADA compliant. 28. All traffic control markings and devices on driveways within 50' of the right-of-way shall be compliant with the Manual on Uniform Traffic Control Devices (MUTCD). 29. A stop sign must be added to each access point. 30. The driveway access at the north end of the property, if utilized in the final design, shall be signed for right -turn in right -turn out only. A do not enter sign shall be installed for westbound traffic along 16th Street. 31. Site access driveways shall comply with City of Everett standards. Driveway widths in excess of 35' shall require engineering analysis for justification to support a wider driveway. 32. Parking layout must be consistent with current City of Everett Standards (Drawing #340), including but not limited to parking aisle widths and parking stall dimensions. Access - The International Fire Code requires that all new structures shall provide Fire Department access roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, paved driving surface, exclusive of shoulders, with a minimum clear height of 13'6". inside turn radii must be 35 feet. Outside turn radii must be 55 feet for ladder apparatus. Slope approach and departure angles must not exceed 8 degrees. Fire lane grade must not exceed 10 percent. Fire lane construction must comply with AASHTO H30 load capacity (74,000 GVW). Fire Lanes will be posted and maintained as required by the Fire Department. Unorthodox access which meets code requirements but is too unusual for crews, will not be allowed. Call Fire Marshal's Office for apparatus specifications. 2. Security Fence -Any security fence erected around the construction site shall be located so as to not obstruct any existing hydrant, fire protection equipment, or Fire Department access. if Fire Department access is obstructed, gates or other openings shall be provided for access. Gate needed on secondary access to 16th St. Bar style gate acceptable with Knox lock. 3. Access road width with a hydrant -Where afire hydrant is located on afire apparatus access road, the minimum road width shall be 26 feet. 2015 IFC, Appendix D, D103.1. 4.
