27. All sidewalks and driveways must be ADA compliant. <br />28. All traffic control markings and devices on driveways within 50' of the right-of-way shall be compliant <br />with the Manual on Uniform Traffic Control Devices (MUTCD). <br />29. A stop sign must be added to each access point. <br />30. The driveway access at the north end of the property, if utilized in the final design, shall be signed for <br />right -turn in right -turn out only. A do not enter sign shall be installed for westbound traffic along 16th <br />Street. <br />31. Site access driveways shall comply with City of Everett standards. Driveway widths in excess of 35' shall <br />require engineering analysis for justification to support a wider driveway. <br />32. Parking layout must be consistent with current City of Everett Standards (Drawing #340), including but <br />not limited to parking aisle widths and parking stall dimensions. <br />Fire Department Comments 11/5/18 — Steve Goforth -- 425.257.8124 <br />1. Access - The International Fire Code requires that all new structures shall provide Fire Department <br />access roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire <br />Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, <br />paved driving surface, exclusive of shoulders, with a minimum clear height of 13'6". inside turn radii <br />must be 35 feet. Outside turn radii must be 55 feet for ladder apparatus. Slope approach and <br />departure angles must not exceed 8 degrees. Fire lane grade must not exceed 10 percent. Fire lane <br />construction must comply with AASHTO H30 load capacity (74,000 GVW). Fire Lanes will be posted <br />and maintained as required by the Fire Department. Unorthodox access which meets code <br />requirements but is too unusual for crews, will not be allowed. Call Fire Marshal's Office for <br />apparatus specifications. <br />2. Security Fence -Any security fence erected around the construction site shall be located so as to not <br />obstruct any existing hydrant, fire protection equipment, or Fire Department access. if Fire Department <br />access is obstructed, gates or other openings shall be provided for access. Gate needed on secondary <br />access to 16th St. Bar style gate acceptable with Knox lock. <br />3. Access road width with a hydrant -Where afire hydrant is located on afire apparatus access road, the <br />minimum road width shall be 26 feet. 2015 IFC, Appendix D, D103.1. <br />4. Knox Boxes are required. 2015 IFC, 506.1 For buildings A, B, C, D, E, F, G, & H, one Knox box for each <br />entry and sprinkler alarm room (2 total per building). Building J will require Knox boxes at entry, <br />sprinkler room, and stairwell locations (4 total). Coordinate with the Fire Marshal's Office for all Knox <br />box locations and items.
