15. A double check detector valve assembly (DCDA) is required for the fire service and can be located in the <br />sprinkler/riser room if within 70' of the connection to the main. The post indicator valve (PIV) must be <br />located downstream of the DCDA and upstream of the fire department connection (FDC). <br />16. A double check valve assembly (DCVA) is required on the domestic service if the building height exceeds <br />30ft in height and/or for any buildings with potential for hazardous use. <br />17. A double check valve assembly (DCVA) is required downstream of any proposed irrigation service. <br />18. A one-year warranty is required on the public improvement for an amount not less than 10% of the cost <br />of construction of these improvements and shall run for one year from the date of final approval of the <br />construction by the Public Works Inspector. <br />19. A two-year warranty is required for all stormwater infrastructure for an amount not less than 10% of <br />the cost of the construction of these improvements and shall run for two years from the date of final <br />approval of the construction by the Public Works Inspector. <br />20. As-builts of storm sewer, sanitary sewer, and water systems are required to be submitted per current <br />City of Everett Design and Construction Standards and Specifications for Development prior to final <br />approval/close out of the construction permit. <br />21. City Council approval is required for the proposed Right -of -Way vacation and the proposed boundary <br />line adjustment involving the adjacent City -owned park property prior to issuance of construction <br />permits. <br />22. This project is subject to Transportation Mitigation in accordance with Ordinance 3389-14 (codified as <br />EMC 18.40) and subsequent revision. The applicant is encouraged to obtain a copy of the Ordinance <br />and determine applicable mitigation fees and/or other requirements prior to building permit <br />application. The actual charges and requirements shall be as per the information on the approved plans <br />at the time of building permit issuance and the ordinance in effect at that time. <br />23. The updated Traffic Impact Analysis is acceptable as submitted. Based on the approved study this <br />project will generate a net increase of 68 PM Peak Hour trips. If permits are obtained before the City's <br />ordinance is updated from the $2,400 per trip rate, the project will owe $163,200 in traffic mitigation <br />fees. If the project applicant decides to pursue a parking reduction that will require a TDM plan, please <br />contact Traffic Engineering (Michael Brick at MBrick@everettwa.gov) prior to submittal to discuss the <br />requirements and provide contact information for the traffic engineering firm. <br />24. Frontage improvements (roadway/pedestrian/bicycle) shall be provided along the entire project <br />frontage as needed to comply with current City Standards. <br />25. Any broken or damaged sidewalk/ public right-of-way shall be repaired/ replaced in accordance with <br />current City of Everett Standards and per the City Public Works Inspector. <br />26.
