See Landscape Plans by Talasaea Consultants for calculation of <br />qualifying open space and interior landscaping on sheets L2.0 and L2.1. <br />8. Parking Location. (Chapter 15, Section 15.070). Parking shall not be located between the building(s) <br />closest to the street and the street unless approved by the planning director due to steep topography. <br />Note: Portions of the development include areas where parking lots are located in front of the building <br />and the street. Additionally, parking shall not be located between the buildings, as those areas should <br />be reserved for open space areas. <br />Response: Parking areas have been designed to be located and configured per Chapter 15, Section 15.070 <br />of the EMC. Parking areas between buildings have been corrected as necessary. <br />9. Provide a Parking Lot Illumination Plan per Chapter 34, Section 34.080.G. <br />Response: Plan sheet DR05, Site Signage and Lighting Plan has been added to the updated Design Review <br />package enclosed with this re -submittal. <br />10. Lot Orientation. The lot orientation of the property if developed according to the orientation <br />presented would be as follows. <br />Front Lot Line — E Marine View Drive <br />Street Side Lot Line — 161" Street <br />Rear Lot Line — The lot line running north/south opposite the front lot line <br />Side Lot Lines — The lot lines running east/west and north/south abutting 3212 and 3218 161h Street <br />and the south lot line abutting the Park <br />Response: The current site plan and building configuration conforms with the lot orientations noted. <br />11. Density. The maximum residential density in the C-1 zone is 1 dwelling unit per 750 square feet (up to <br />58 DUs per acre). <br />Response: The current site plan/development proposal conforms with the required density of the C-I zone. <br />12. Setbacks. Front (E Marine View Dr) — 10 foot setback, setback landscaped at Type III <br />Street Side (16'h Street) — 10 foot setback, setback landscaped at Type III <br />Rear — 10 foot setback, setback landscaped at Type III <br />Side Interiors — 5 foot setback, setback landscaped at Type III <br />Response: Setback information has been provided on the Cover sheet. <br />13. Open Space. The proposed areas for open space do not meet the minimum dimensional standards of <br />30 feet in width measured in every direction. Additionally, Open Space #1 Tot Lot, should be <br />centrally located and not located near the street. Note: Open space shall be required to be <br />redesigned and oriented per the standards listed in EMC 19.15.040. <br />Response: The site plan has been updated to conform with the dimensional standards and configurations as <br />required. The referenced tot lot has been relocated and all open space areas now meet the 30-foot <br />minimum dimension. Dimensions and description of all proposed open spaces provided on sheet L 1.0 of the <br />Landscape Plans. <br />14. Recreation Facility Space. The project must meet the on -site recreation facility requirements of EMC <br />19.15.050. The project population of the facility is estimated at 371 persons. 371 x .01 = 3.71 <br />(round up to 3.75). The required amount of recreation facility credits for this proposal is 3.75. <br />Response: The site plan and project proposal has been updated to conform with all applicable EMC <br />standards for recreation facility space. See Landscape Plan, sheet L 1.0, for revised open space calculations. <br />15. Height Requirements. The property is zoned C-1 with R-3 and Park zoning abutting the west side of <br />the site. The height limit is 80 feet when located a minimum of 150 feet from the R-3 zone and 60 feet <br />when located a minimum of 75 feet from the R-3 zone. All other remaining areas of the site cannot <br />exceed 50 feet in height. The Building Height Handout shall be used to calculate the overall building <br />
