A Height Survey may be required in order to verify the heights of <br />buildings at the framing inspection stage. <br />Height Modification Request (REVI117-024) — A request has been proposed to allow the main <br />apartment building (BLDG 1) to exceed the 60 foot height limit to no taller than 70 feet measured <br />from the average base elevation. <br />Response: The maximum building height proposed with the updated project design is 58W'% As such, the <br />Building Height Modification Request is no longer necessary and has been withdrawn. <br />16. Building Separation Requirements. Buildings must meet the separation requirements of Chapter 15, <br />Section 15.100. Note: The buildings do not meet this requirement. Four story buildings must be <br />separated by at least 40 feet. Refer to Chapter 15, Section 15.100 for code requirements. <br />Response: The site plan and building orientation have been updated to meet the requirements of Chapter <br />15, Section 15.100. <br />17. New landscaping is required for this development per Chapter 35 of the Zoning Code. Landscape <br />Category A applies. Perimeter landscaping and internal parking lot landscaping is required. <br />Perimeter Landscaping_ Type III perimeter landscaping shall be required as detailed in Chapter 35, <br />Section 35.050 in all setback areas, and right-of-way abutting the property. Minimum widths are <br />detailed above in the Setbacks section. Where a minimum landscape width is required, the actual <br />width of the planting area shall be measured. Note: The width does not include rockeries, or curbs or <br />other protective boundaries. The development plan does not appear to show sufficient area for <br />perimeter landscaping. The rockery width needs to be excluded. The purpose of the landscaping is to <br />provide a visual buffer and physical separation between land uses and provide privacy. A detailed <br />landscaping plan showing how the perimeter landscaping meets the code is required. <br />Internal Landscaping: Landscaping shall be dispersed throughout the parking area, rather than <br />being concentrated in a small portion of the lot. No parking space shall be located more than 80 feet <br />from an internal landscape area in the some row. At least one tree shall be planted for every six <br />parking spaces. Planting islands with at least one tree shall be provided at the end of each parking <br />row. Note: The development plan does not provide sufficient internal landscaping. Internal landscape <br />islands are required at a minimum of 30 square feet of landscaping for each parking stall. Provide <br />internal landscaping as required by Section 35.080 of Chapter 35. The landscaping plan as proposed <br />does not meet the landscaping code requirements. <br />A landscaping plan is required to be submitted with the construction permit applications (Building <br />Permit and Public Works Permit applications). Landscape plans shall be prepared by professionals <br />licensed or certified in Washington State, such as licensed landscape architects, architects, engineers, <br />or certified professional horticulturists, nurserypersons, or landscape designers. Prior to issuance of any <br />permits, landscape plans must be reviewed and approved by the Planning Department as provided <br />by the Landscape Plan Requirements of Section 35.100 of the Zoning Code. <br />Irrigation: All landscape areas shall be provided with an irrigation system per Chapter 35 <br />Response: Noted. Landscape Category A is referenced on sheets L2.0 and L2.1. <br />Perimeter Landscaping: Noted. All rockeries and retaining walls are relocated outside of perimeter <br />►andscape setback areas. See sheets L2.0 and L2.1 demonstrating internal landscape island ►ocations, area <br />and width dimensions. See sheets L3.0, L3.1 and L3.2 for detailed landscape plans. <br />Internal Landscaping: Revised. See internal landscaping provided at a calcu►ation of 30 square feet for each <br />parking sta►l.
