LEASE <br />12 <br />EVERETT <br />This Lease is made as of , 2021, between the City of Everett, a <br />Washington municipal corporation ("Landlord"), and Jasmine's Coffee LLC, a Washington limited <br />liability company ("Tenant"). <br />1. BASIC LEASE PROVISIONS. The following definitions and provisions apply and are <br />part of this Lease: <br />Base Rent <br />Effective Date until December 31, 2021: $1,450 per month <br />January 1, 2022 to December 31, 2022: $2,250 per month <br />January 1, 2023 to December 31, 2023: $2,317.50 per month <br />January 1, 2024 to December 31, 2024: $2,387.03 per month <br />January 1, 2025 to December 31, 2025: $2,458.64 per month <br />January 1, 2026 to December 31, 2026: $2,532.40 per month <br />Security Deposit <br />None <br />Building <br />The building commonly known at Everett Station located at 3201 Smith Ave <br />in Everett, Washington, in which the Leased Premises is located. <br />The legal description of real property on which the Building is located is <br />attached as Exhibit A. <br />Leased Premises <br />Cafe suite on the first floor of the Building containing approximately 1,227 <br />rentable square feet, as shown in the depiction attached as Exhibit B. <br />Term <br />From the Effective Date to December 31, 2026. The "Effective Date" shall <br />be the date of last signature on this Lease. <br />Extension Term <br />The terms and conditions of Extension Term(s), if any, are provided in <br />Exhibit C.
