customary building janitorial service for the public and common areas. No <br />janitorial service shall be provided Saturdays, Sundays or legal holidays. <br />The costs of service and utilities provided to the common and public areas <br />are included within the Base Rent and are not a separate cost to Tenant. <br />The Building mechanical system is designed to accommodate heating loads <br />generated by lights and equipment using up to three and two tenths (3.2) <br />watts per square foot. Before installing lights and equipment in the Leased <br />Premises that in the aggregate exceed such amount, Tenant shall obtain <br />the written permission of Landlord. Landlord may refuse to grant such <br />permission unless Tenant shall agree to pay the Landlord's costs for <br />installation of supplementary air-conditioning capacity or electrical <br />systems as required by such equipment or lights. Landlord shall be entitled <br />to install and operate at Tenant's cost a monitoring/metering system in the <br />Leased Premises to measure the added demands on electricity, heating, <br />ventilation, and air-conditioning systems resulting from such equipment <br />and lights and from Tenant's after-hours heating, ventilation and air- <br />conditioning systems requirements. Tenant shall comply with Landlord's <br />reasonable instructions for the use of drapes, blinds and thermostats in the <br />Leased Premises. <br />If the Effective Date is mid -month, the Base Rent for that month will be <br />prorated. Tenant shall pay Landlord that prorated-month's Base Rent no <br />later than 10 calendar days after the Effective Date. <br />Landlord Work <br />If Landlord has agreed to construct improvements in the Leased Premises, <br />such work is shown in Exhibit E. If there is no Exhibit E, Landlord has not <br />agreed to construct any improvements in the Leased Premises. <br />Lease Guaranty <br />Name of Guarantor, if any: Jasmine Wilson and Blaine Wilson. <br />The terms and conditions of the Lease Guaranty, if any, are provided in <br />Exhibit F. If there is no Exhibit F, then there is no Guarantor or Lease <br />Guaranty. <br />Parking <br />The parking provisions of this Lease, if any, are provided in Exhibit G. If <br />there is no Exhibit G, then there are no parking provisions applicable to this <br />Lease. <br />2. LEASED PREMISES. Landlord leases to Tenant, and Tenant leases from Landlord, <br />the Leased Premises. Tenant has examined the Leased Premises and is in all respects familiar <br />with the Leased Premises and the improvements in the Leased Premises and Building. Tenant <br />accepts the Leased Premises and its improvements in their "as is" condition. Tenant further <br />acknowledges and agrees that (a) except as specifically provided in this Lease, Landlord has made <br />no representations or warranties to Tenant with respect to the Leased Premises or the Building, <br />(b) Tenant is not relying on any representations or warranties by any person regarding the Leased <br />Premises or the Building, and (c) except for Landlord Work, if any, described in Section 1 and <br />Exhibit D to this Lease, Landlord has no obligation to construct any improvements to the Leased <br />Premises or the Building. <br />3 <br />
