GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of <br /> .30. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not <br /> less than 20 feet . <br /> 2 . There shall be a side yard on each side of a <br /> building having a depth of not less than 6 feet . <br /> 3. There shall be a rear yard having a depth of not <br /> less than 20 feet. <br /> 4. Corner lots shall provide for sight clearance as <br /> specified under Section 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 feet above the average <br /> elevation at the foot of the building. <br /> G. OFF-STREET PARKING REQUIREMENTS: <br /> Off-street parking shall be provided as specified under <br /> Section 17. ' <br /> SECTION 2 : That Section 7 of Ordinance No. 3572 (City Code <br /> 15.04.090) be, and it is hereby amended to read as follows : <br /> "SECTION 7 R-2, SINGLE FAMILY HIGH DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-2 Zone is to provide <br /> for and protect certain areas of the City for single- <br /> family residential uses designed to meet building and <br /> living standards of the recent past. <br /> B. PERMITTED USES: <br /> 1. R-1 Permitted Uses . <br /> 2 . Home occupations . <br /> 3. Churches, provided that the principal buildings <br /> shall be located 35 feet or more from any other <br /> lot in any Residential Zone. <br /> 4. Duplexes when providing 7500 square feet of lot <br /> area. <br /> 5. Conversions as specified under Section 18. <br /> 6. One non-illuminated sign not exceeding two square <br /> feet in area, placed flat against the buildings, <br /> for each dwelling containing a home occupation. <br /> One non-illuminated, temporary sign not exceeding <br /> twelve square feet in area appertaining to the <br /> lease, rental or sale of the buiading or premises <br /> on which it is located. One bulletin board not <br /> exceeding twelve square feet in area for each <br /> church, school, college or community center. No <br /> other signs are permitted. <br /> -2- <br />
