7. Special Property Uses (See Section 5) . <br /> C. MIMIMUM LOT SIZE AND WIDTH: <br /> No lot shall be less than 5000 square feet in area <br /> for a single family dwelling nor less than 7500 sq. <br /> ft. in area for a two-family dwelling (duplex) . A <br /> lot width of 50 ft. or more shall be provided for any <br /> permitted residential use. <br /> Exception: Where a lot has a total width of 75 ft. <br /> and being under one ownership at the time of the <br /> passage of this Ordinance, the site area required <br /> shall be 4000 sq. ft . with a minimum width of 37-1/2 <br /> ft. for a single family dwelling. Where a lot has <br /> less area than herein required as shown by the last <br /> conveyance of record at the time of the passage of <br /> this ordinance, this regulation shall not prohibit <br /> one private dwelling and its accessory building on <br /> such lot, provided all yard requirements of this <br /> section are complied with. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .35. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not <br /> less than 20 feet. <br /> 2 . There shall be a side yard on each side of a <br /> building having a depth of not less than 5 ft. <br /> 3. There shall be a rear yard having a depth of not <br /> less than 20 feet. <br /> 4. Corner lots shall provide for sight clearance as <br /> specified under Section 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 feet above the average <br /> elevation at the foot of the building. <br /> F. OFF-STREET PARKING REQUIREMENTS: <br /> Off-street parking shall be provided as specified under <br /> Section 17.
