• <br /> B. PERMITTED USES: <br /> 1. R-3 Permitted Uses . <br /> 2 . Apartments (multiple-family dwellings) . <br /> 3. Private clubs and lodges . (Except those carried on <br /> as a commercial enterprise. ) <br /> 4. Professional office for service only. <br /> 5. Music, art, and dance studios for group instruction. <br /> 6. Commercial parking with no sales or service <br /> except that sales and service shall be permitted <br /> in connection with parking on any lot any portion <br /> of which is within 120 feet of a B-3 Zone. <br /> 7. Hotels and motels . <br /> 8. Restaurants, magazine stands, barber shops, and <br /> other accessory uses in connection with a hotel, <br /> apartment house, club or lodge, when conducted <br /> entirely from within the building and with no <br /> display or advertising outside of the principal <br /> building except for one unlighted sign not to exceed <br /> 4 square feet and installed flat against the build- <br /> ing. <br /> 9. Conversion as specified under Section 18. <br /> 10. Special Property Uses (See Section 5) . <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than 5000 <br /> square feet in area nor less than 50 feet in width. <br /> There shall be provided no less than 750 square feet <br /> in area for each residential dwelling unit. <br /> D. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not <br /> less than 10 feet . <br /> 2 . There shall be a side yard on each side of a <br /> building having a depth of no less than 5 feet, <br /> plus 5 additional feet for each story over two <br /> 3. There shall be a rear yard having a depth of not <br /> less than 20 feet. <br /> 4. Corner lots shall provide for sight clearance as <br /> provided for in Section 18. <br /> All motor vehicle parking facilities shall be provided <br /> upon the property developed. <br /> E. HEIGHT LIMITATIONS: <br /> No building shall exceed 80 feet above the average <br /> elevation at the foot of the building. <br /> F.
