ORDINANCE NO. 3974 <br /> AN ORDINANCE AMENDING SECTION 18 of ORDINANCE 3572, <br /> BEING EVERETT CITY CODE Section 15.04.200 through <br /> 15.04.280 AND AMENDING THAT PORTION THEREOF, BEING <br /> EVERETT CITY CODE DESIGNATION 14.04.240, BY PROVIDING <br /> FOR THE TEMPORARY ZONING OF NEWLY ANNEXED AREAS <br /> TO THE CITY OF EVERETT, AND FIXING TIME WITHIN WHICH <br /> THE PLANNING COMMISSION SHALL HOLD PUBLIC HEARINGS <br /> CONCERNING THE PERMANENT ZONING OF SUCH NEWLY <br /> ANNEXED AREAS, <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> SECTION 1 : SIGHT CLEARANCE. All corner lots <br /> subject to yard requirements shall maintain for safety <br /> vision purposes a triangular area one angle of which shall <br /> be formed by the front and side lot lines and the sides <br /> of such triangle forming the corner angle shall be 15 feet <br /> in length measured from the aforementioned angle. The <br /> third side of said triangle shall be a straight line <br /> connecting the last two mentioned points, which are distanc: <br /> 15 feet from the intersection of the front and aide lot <br /> line, and within the area comprising said triangle, no <br /> tree, fence, shrub or other physical obstruction <br /> higher than 42 inches above the established curb grade <br /> shall be permitted. (15.04.200) <br /> SECTION 2: CONVERSIONS : No conversion shall <br /> be permitted in the R-1 Zone . <br /> Conversions in the R-2 Zone shall conform to the <br /> following requirements : <br /> 1. No dwelling structure shall be converted unless <br /> the same shall contain a minimum of 1800 square feet of gro s <br /> floor area convertible to living quarters, which sum exclud s <br /> basement and open attic . <br /> 2. Dwelling structures to be converted shall have <br /> a lot area of not less than 7500 square feet and this lot a ea <br /> shall be the minimum requirement for two-family dwellings, <br /> provided, however, that an additional 2500 square feet shall <br /> be provided for each dwelling unit in excess of two. <br /> 3. No dwelling unit shall have less than 400 <br /> square feet of floor area plus a kitchen and a bath after <br /> a conversion. <br /> 4. There shall be no structural change in the <br /> exterior of the structure other than required for ingress <br /> and egress to each apartment of dwelling unit to be <br /> converted. <br /> 5 . Off-street parking shall be provided as <br /> specified under Section 17. <br /> Conversions in the R-3 and R-4 Zones shall conform <br /> to the following requirements : <br />
