1 . All requirements for lot size, gross floor area ratio, <br /> yards, and height as specified in the respective zones shall <br /> be adhered to. <br /> 2. No dwelling unit shall have less than 400 square feet <br /> of floor area plus a kitchen and a bath after a conversion. <br /> ' . There shall be no structural change in the exterior <br /> of the structure other than required for ingress and egress <br /> to each apartment or dwelling unit to be converted. <br /> 4. Off-street parking shall be provided as specified <br /> under Section 17. (15.04.210) <br /> SECTION 3: FENCES No fence shall be hereafter <br /> erected or structurally altered except as permitted by the <br /> following regulations . In no case, shall such a fence violate <br /> the sight-clearance provision under Section 18. <br /> 1. Fences with a maximum height of 42 inches are <br /> permitted on any property line . <br /> 2. Fences with a maximum height of 72 inches are permitted <br /> anywhere in the rear or side yards provided that any fence <br /> with a height greater than 42 inches shall be 10 feet or more <br /> from the principal building on any adjoining lot. <br /> 3. Fences with a height greater than 42 inches are <br /> poohibited in the front yard. ( 15.04.220) <br /> SECTION 4: AUTOMOBILE SALES Open air used car lots <br /> must have a minimum usable area of 5000 square feet and <br /> must have a smooth, dust-free surface of gravel, blacktop or <br /> concrete . <br /> Storage or accumulation of auto parts or tires is prohibited. <br /> All cars on display must be in running order and of good <br /> appearance as to fenders, body and paint. (15.04.230) <br /> SECTION 5 : ZONING OF ANNEXATIONS Whenever any area shall <br /> be annexed to the City of Everett said newly annexed area shall <br /> be classified as Suburban Residential Zone, or RS designation, <br /> immediately upon the effective date of the annexation to <br /> continue until permanent zoning has been enacted for such newly <br /> annexed area. The planning commission shall, within 120 days <br /> hold a public hearing concerning the permanent zoning of such <br /> area and make recommendations in writing to the City Council, <br /> within a reasonable time thereafter. (15.04.240) <br /> SECTION 6: PLANNED RESIDENTIAL DEVELOPMENT In any zone <br /> except in the M-1 zone, when authorized by the Planning <br /> Commission, tracts of land consisting of five acres or more, or <br /> comprising an entire block, may be developed with any number <br /> of buildings, even though the use and location of such <br /> buildings and the yards and other spaces do not conform in <br /> all respects to the regulations for the zone in which such <br /> tract is located. <br /> -2- <br />
