"Section 5A - Everett City Code 15.04.075 <br /> R.S. - SINGLE FAMILY SUBURBAN RESIDENTIAL ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the suburban residential <br /> zone is to provide for and protect certain areas <br /> of the city, chiefly in outlying areas, for single <br /> family uses designated to meet contemporary building <br /> and living standards . <br /> B. PERMITTED USES: <br /> 1. Single family dwellings . <br /> 2 . Gardening. <br /> 3. Private garages for single family residences . <br /> 4. Buildings on parks, playgrounds, or school sites <br /> provided that such buildings shall be located <br /> thirty feet or more from any other lot in a <br /> residential zone. <br /> 5. Churches provided that the principal building <br /> shall be located 35 feet or more from any other <br /> lot in a residential zone. <br /> 6. Existing railroad rights of way including passenger <br /> shelter stations but not including switching, <br /> storage, freight yards or more than one siding or <br /> passing track. <br /> 7. Separate living quarters containing no more than <br /> one dwelling unit for domestic servants employed <br /> on the premises when the lot area is 18,000 square <br /> feet or more. <br /> 8. Illuminated or non-illuminated residential name- <br /> plates not exceeding one (1) square foot bearing <br /> name of occupant, and bulletin boards for churches <br /> and identifying signs for schools or other public <br /> or semi-public institutions, providing such signs <br /> shall not exceed twelve (12) square feet; also <br /> temporary, non-illuminated real estate for rent <br /> or sale/ 6 @lA,}t exceeding eight (8) square feet. <br /> 9. Special se e Section 5, Everett City Code <br /> 15.04.070) . <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot shall be less than 12,500 sq. ft . in area; nor <br /> shall the lot width be less than 80 feet . EXCEPTION: <br /> Where a lot has an area of at least 7,000 sq. ft. and <br /> 60 feet width, as shown by the last conveyance of <br /> record at the time of the passage of this ordinance, <br /> this regulation shall not prohibit one private dwelling <br /> and its accessory building on such lot. <br /> If a lot has an area less than 7,000 sq. ft. and a <br /> width of less than 60 feet, as shown by the last con- <br /> veyance of record at the time of the passage of this <br /> ordinance, a building permit may be issued for one <br /> private dwelling and its accessory building PROVIDED; <br /> such lot of record <br /> (a) Has a width and area of not less than the <br /> average width and area of adjacent lots on <br /> the same side of the street <br /> and <br /> (b) Is in keeping with the general character of <br /> the development of the neighborhood. <br /> and <br /> (c) All yard and height requirements of this <br /> section are complied with. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of <br /> .30. <br />
