1. The existing parking lot at 26th and Rainier has 99 parking stalls but only 2 accessible stalls shown. A minimum of 4 accessible parking stalls should be provided in this lot per Section 1106.1. As an alternative, two additional spaces may be added to the new western lot as that lot is on the shortest accessible route to the building. Section 1106.6 2. An ambulatory toilet stall should be shown in Boy's Room 170A. Section 1109.2.2 3. The ambulatory toilet stall in Girl's Room 170B should be shown with grab bars. Section 1109.2.2 4. The exposed pipes and surfaces under the accessible lavatories on Sheet A7.01 should be shown to be guarded from contact. ANSI Section 606.6 5. The accessible transfer shower stalls in Coach's Office 172D and group shower 172B should be shown with the required clear floor space (the showers may need to be mirrored). ANSI Section 608.2.1.2 6. The transfer shower stall in Room 121 appears to be deeper than the 36" specified in ANSI Section 608.2.1. A deeper stall will compromise the clear floor space and seat requirements. 7. The compliance method with ANSI Section 606.2 for the sinks provided within the classrooms should be clarified. Section 1109.3 8. Door 221B from the library to the storage should be shown with a minimum of 18" clearance between the door and the built-in cabinets. ANSI Section 404.2.3.4 Energy 1. We have the energy code compliance sheets for Mechanical and Lighting, however cannot locate the sheets for Envelope. Please resubmit. 2. Air barrier and testing requirements should be shown on the plans Per WSEC Section C402.5 In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new sets of revised construction documents reflecting the corrections requested. Please include a response letter which indicates how the corrections were resolved. All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as amended by the State of Washington and adopted by the City of Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may be more restrictive. These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Traffic, Planning or Fire). All required submittals must be of sufficient detail and information to ensure that the proposed structure will be constructed in compliance with all adopted codes.
