1. The existing parking lot at 26th and Rainier has 99 parking stalls but only 2 accessible <br />stalls shown. A minimum of 4 accessible parking stalls should be provided in this lot per <br />Section 1106.1. As an alternative, two additional spaces may be added to the new <br />western lot as that lot is on the shortest accessible route to the building. Section 1106.6 <br />2. An ambulatory toilet stall should be shown in Boy's Room 170A. Section 1109.2.2 <br />3. The ambulatory toilet stall in Girl's Room 170B should be shown with grab bars. Section <br />1109.2.2 <br />4. The exposed pipes and surfaces under the accessible lavatories on Sheet A7.01 should <br />be shown to be guarded from contact. ANSI Section 606.6 <br />5. The accessible transfer shower stalls in Coach's Office 172D and group shower 172B <br />should be shown with the required clear floor space (the showers may need to be <br />mirrored). ANSI Section 608.2.1.2 <br />6. The transfer shower stall in Room 121 appears to be deeper than the 36" specified in <br />ANSI Section 608.2.1. A deeper stall will compromise the clear floor space and seat <br />requirements. <br />7. The compliance method with ANSI Section 606.2 for the sinks provided within the <br />classrooms should be clarified. Section 1109.3 <br />8. Door 221B from the library to the storage should be shown with a minimum of 18" <br />clearance between the door and the built-in cabinets. ANSI Section 404.2.3.4 <br />Energy <br />1. We have the energy code compliance sheets for Mechanical and Lighting, however <br />cannot locate the sheets for Envelope. Please resubmit. <br />2. Air barrier and testing requirements should be shown on the plans Per WSEC Section <br />C402.5 <br />In order for the processing of your application to continue, it will be necessary to provide the <br />Building Division with two new sets of revised construction documents reflecting the corrections <br />requested. Please include a response letter which indicates how the corrections were resolved. <br />All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing <br />Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical <br />Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as amended by the State <br />of Washington and adopted by the City of Everett. The current IBC referenced standard for <br />accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI <br />A117.1). Federal ADA regulations and standards may be more restrictive. <br />These comments address building issues only. Additional revisions or additions may be required <br />by other departments (such as Utilities, Traffic, Planning or Fire).
