2200 Rimland Dr Ste 210 <br />Bellingham, WA 98226 <br />350-225787O <br />Landlord shall provide regular access to tenant space on the second floor <br />via security card 24 hours a day, 7 days a week. Tenant shall coordinate <br />with property manager for accessibility needs for special events and <br />meetings. <br />Landlord will provide the Leased Premises with electricity, water, sewer, <br />heat, and elevator service. Landlord shall provide air conditioning seven <br />days a week, 5:00 AM to 10:00 PM, except legal holidays. These services <br />are included in the Base Rent. The Landlord will provide air conditioning at <br />Tenant's written request outside of such times at cost which will be <br />established by the Landlord and which will be paid by Tenant as Additional <br />Rent. <br />Janitorial service and garbage collection will be on a reasonable schedule <br />determined by Landlord. <br />Additional Tenant shall not inscribe or post, place, or in any manner display any sign, <br />Requirements graphics, notice, picture, placard or poster, or any advertising matter <br />Regarding Signs whatsoever, anywhere in or about the Leased Premises or the Building at <br />places visible (either directly or indirectly as an outline or shadow on a glass <br />pane) from anywhere outside the Leased Premises without first obtaining <br />Landlord's written consent thereto, such consent to be at Landlord's sole <br />discretion. Any such consent by City shall be upon the understanding and <br />condition that Tenant shall remove the same at the expiration or sooner <br />termination of this Lease and Tenant shall repair any damage to the Leased <br />Premises or the Building caused thereby. <br />Additional Rules RESERVED <br />r-r <br />Additional The Landlord shall cause to be maintained the public and common areas of <br />Provisions the Building, such as lobbies, elevators, stairs, corridors, lights and <br />restrooms, in good repair and tenantable condition consistent with the <br />operation and maintenance ofthe Building as a government office building <br />and transit center, except for damage occasioned by any negligent act or <br />omission of Tenant or Tenant's officers, contractors, agents, licensees or <br />employees, the repair of which damage shall be paid for by Tenant. The <br />Landlord shall furnish the public and common areas with electricity, heat, <br />and air conditioning. The Landlord shall provide the common area toilet <br />rooms with water, sewer, trash collection, and supplies. The Landlord shall <br />also provide exterior window washing at reasonable intervals, and <br />customary building janitorial service for the public and common areas. No <br />janitorial service shall be provided Saturdays, Sundays or legal holidays. <br />The costs of service and utilities provided to the common and public areas <br />are included within the Base Rent and are not a separate cost to Tenant. <br />2 <br />
