The Egress Plan on Sheet A0.4 indicates a scale of 1/4":1'-0". It appears the plan is drawn <br /> to a 1/8"scale. The drawing should be revised as needed. See IBC Section 107.2.1. <br /> MA response: This has been addressed on sheet A0.4 <br /> 2. Room 201 on Sheet A2.1 appears to be separated from the adjacent spaces by counters. <br /> The counters should be shown on Sheet A0.4. See IBC Section 107.2.1. <br /> MA response: This has been addressed on sheet A0.4 <br /> 3. The frames for Doors 205A and 206A on Sheet A2.1 include adjacent windows. The <br /> windows shall be safety glazing. This does not appear to be clearly specified on Sheet A7.1. <br /> The drawing should be revised as needed. See IBC Section 2406.4.2. <br /> MA response: This has been addressed on sheet A7.1 <br /> Egress: <br /> 4. The egress plan on Sheet A0.4 indicates an occupant load for the waiting area of 34. The <br /> combined area of Rooms 200 and 201 is approximately 1,500 SF (not including the counter <br /> areas beyond the partition walls). The occupant load is at least 70 based on the chairs <br /> provided and may exceed 200 based on a 7 SF/occupant area allowance per IBC Table <br /> 1004.1.2. See also IEBC Section 805.4.1.1. The following comments shall be addressed: <br /> a. Additional documentation substantiating the occupant load in Room 200/201 should be <br /> submitted for review. The occupant load on Sheet A0.4 should be revised. <br /> MA response: This has been addressed on sheet A0.4 <br /> b. The room shall be provided with a minimum of two exits. The egress plan on Sheet <br /> A0.4 indicates a second egress through Door 204A. However, access through this door <br /> is restricted by an access card reader. In addition, the office space has an occupant load <br /> of over 100 and requires two exits per IBC Section 1006.2.1 and Table 1006.2.1. This <br /> door cannot provide an exit for both spaces. Note that the door swing must occur in the <br /> direction of egress travel per IBC Section 1010.1.2.1. Room 200/201 shall be provided <br /> with a minimum of two exits per IBC Section 1006.2.1 and Table 1006.2.1. The exit <br /> doors shall be spaced per IBC Section 1007.1.1. <br /> MA response: This has been addressed on sheet A0.4 <br /> c. Room 200/201 shall be provided with exit signs at each door. In addition, exit signs <br /> shall be provided along the exit access (i.e., hallways), including intervening doors. <br /> Direction arrows shall be provided where required. Additional signs shall be provided <br /> where the path of egress travel is not visible (e.g., hallway corners, etc.).
