View Ridge Community Church <br /> Plan Check Number: B1803-040, First Review <br /> May 25, 2018 <br /> Geotechnical <br /> 1. The geotechnical report has been prepared by Associated Earth Sciences, Inc., dated August <br /> 29, 2016. The geotechnical engineer should submit a supplemental report providing <br /> recommendations for seismic surcharge pressures on the existing and new retaining walls. See <br /> IBC Section 1803.5.12 Item 1. <br /> Architectural <br /> General: <br /> 1. The architectural drawings (i.e., Sheets 1-of-9 through 9-of-9) are printed on 36-inch x 48-inch <br /> sheets. The maximum sheet size for submittal drawings to the City of Everett is 30-inch x 42- <br /> inch sheets. Revised drawings not exceeding the maximum size shall be resubmitted. Note <br /> that the site plans have been prepared on 24-inch by 36-inch plans; we recommend resizing <br /> the drawings to match these plans for consistency. See the Commercial Buildings Submittal <br /> Checklist available on the City of Everett website: <br /> https://everettwa.gov/DocumentCenter/View/119/Commercial-ChecklistTenant-Improvement-PDF <br /> Drawings exceeding the maximum size will not be accepted. IN addition, we recommend <br /> increasing the text size to improve legibility. <br /> 2. The proposed project shall satisfy the provisions of the IEBC. This code shall be referenced in <br /> the"General Specifications —Codes"note on Sheet 6-of-9. See IBC Sections 101.4.7 and <br /> 107.2.1. <br /> 3. The IEBC provides three alternative methods for performing work: the Prescriptive Compliance <br /> Method (Section 301.1.1), the Work Area Method (301.1.2), and the Performance Compliance <br /> Method (301.1.3). The method selected for the project should be specified in the architectural <br /> general notes. A statement should be provided clarifying the types of work that are included in <br /> the project (e.g., repairs, additions, change of occupancy, etc.) and referencing the <br /> appropriate IEBC sections. In order to proceed with the review, comments provided herein are <br /> based on the project complying with the Work Area Method of Chapter 5. Based on a review <br /> of the submittal documents, the proposed project appears to include the following work: Level <br /> 2 Alternations (Chapter 8) and Additions (Chapter 11). Additional and alternative types of <br /> work required for the project shall be identified by the designer-of-record. Additional <br /> comments may be pending. See IBC Section 301.1. <br /> 4. The architectural drawings (i.e., Sheets 1-of-9 through 9-of-9) include structural information <br /> that duplicates or differs from information provided in the structural drawings. A note shall be <br /> provided in the General Notes on Sheet 9-of-9 stating: "The architectural drawings include <br /> structural information that is duplicated by the structural drawings. Where discrepancies <br /> occur,the structural drawings shall control the structural work to be performed." See IBC <br /> Section 107.2.1. <br /> 5. The North Elevation on Sheet 1-of-9 appears to indicate that the Main Entry doors will be <br /> replaced with new doors containing safety glass.
