View Ridge Community Church <br /> Plan Check Number: B1803-040, First Review <br /> May 25, 2018 <br /> indicate that the doors are new. Clarify if the doors are new and provide additional information <br /> for this work as appropriate. See IBC Section 107.2.1. <br /> 6. The East Elevation on Sheet 1-of-9 indicates that the bottom glass panels for the east windows <br /> of the Café will be safety glass. The bottom edge of the upper panels are within 60 inches of <br /> the ramp landing surface and shall also be safety glass. See IBC Section 2406.4.6. <br /> 7. Section D/6-of-9 indicates the wall above bears on a slab joint infilled with a 2x filler. The wall <br /> is a bearing wall and requires a foundation as shown on Sheet S-3. The detail shall be revised <br /> to be consistent with the structural drawings. See also comments below regarding energy <br /> requirements at this location. See IBC Section 107.2.1. <br /> Fire Protection: <br /> 8. The General Notes on Sheet 9-of-9 should be revised to require installation of a fire detection <br /> system thoughout the building. If the building already has a system, the note shall require the <br /> system to be modified to represent the modified building. See Everett Municipal Code Section <br /> 16.76.035 Item B. <br /> 9. The ramps and stairs at the main entrance to the building on the north side do not appear to <br /> have existing guards complying with IBC Section 1015.3 and 1015.4. Details modifying the <br /> existing guards shall be included in the construction drawings. See IEBC Section 805.11, and <br /> IFC Sections 1101.1 and 1104.6. <br /> Egress: <br /> 10.The Lower Floor only has one exit. The occupant loads appears to exceed 49 at this level and <br /> shall be provided with a minimum of two exits. Note that the stairway in the northeast corner <br /> of the building does not conform to the minimum width requirements of IBC Section 1011.2, <br /> and shall therefore not be considered a means of egress. Additional exits based on the <br /> occupant load shall be provided. The distribution of the exits shall comply with Section <br /> 1007.1.1. See IBC Tables 1006.3.1 and 1006.3.2(2). <br /> 11.The large room at the Lower Level on Sheet 7-of-9 between Wall Lines 2 and 3 has an <br /> occupant load that appears to exceeds 49. The following comments should be addressed: <br /> a. This space exceeds the occupant limit for one exit per IBC Table 1006.2.1. Note that this <br /> room serves as a portion of the means of egress for the adjacent classroom spaces. A <br /> second door shall be provided or documentation substantiating a single exit shall be <br /> submitted for review. See also IEBC Section 805.4.1.1. <br /> b. The exit doors shall be reversed to swing in the direction of egress per IBC Section <br /> 1010.1.2.1. <br /> c. Encroachment of the doors into the hallway shall not exceed the limits of IBC Section <br /> 1005.7.1. See IBC Table 1010.2 for minimum corridor widths. <br /> 12. Sheet 7-of-9 indicates the intended path of egress for the classrooms is through the adjacent <br /> large room between Wall Lines 2 and 3. Exit signs with directional arrows shall be provided <br /> marking these exits.
