2. EXISTING CONDITIONS SUMMARY <br />The entire property consists of 0.20 acres. Runoff generated from the existing site sheet <br />flows in an eastern direction. This project will not affect any off -site flows from passing <br />through or around the site as in the existing conditions. <br />Land use around the site is primarily single-family homes. The parcel associated with this <br />project is partially developed and currently contains gravel and lawn The grades on the site, <br />in the area of the proposed SFR, are mild and average approximately 5%. <br />The previous drainage design performed for this lot (see Appendix A) states that the site <br />soils consist of sand, based on a geotechnical report by GEO Group NW; Inc. USDA Web <br />Soil Survey data was also analyzed to show that the project site consists of Everett very <br />gravelly sandy loam. General site slopes in the area of disturbance are mild and average <br />approximately 5 percent. Based on the existing soil information and the setbacks of the <br />proposed improvements from any of the property lines or critical areas there is little potential <br />for erosion or sedimentation during construction assuming the basic BMPs included in the <br />SWPPP are installed and maintained properly.
