2. EXISTING CONDITIONS SUMMARY The entire property consists of 0.20 acres. Runoff generated from the existing site sheet flows in an eastern direction. This project will not affect any off -site flows from passing through or around the site as in the existing conditions. Land use around the site is primarily single-family homes. The parcel associated with this project is partially developed and currently contains gravel and lawn The grades on the site, in the area of the proposed SFR, are mild and average approximately 5%. The previous drainage design performed for this lot (see Appendix A) states that the site soils consist of sand, based on a geotechnical report by GEO Group NW; Inc. USDA Web Soil Survey data was also analyzed to show that the project site consists of Everett very gravelly sandy loam. General site slopes in the area of disturbance are mild and average approximately 5 percent. Based on the existing soil information and the setbacks of the proposed improvements from any of the property lines or critical areas there is little potential for erosion or sedimentation during construction assuming the basic BMPs included in the SWPPP are installed and maintained properly.
