However, the position of the posts and framing spans are not clear. In addition, the <br />posts appear to pass through the structure for the existing deck. Framing plans for both the <br />plans and the existing deck should be submitted for review. The plans should be drawn to - <br />scale and include dimensions for the extent of the framing. See IBC Sections 107.2.1 and <br />1603.1. <br />Revised drawings submitted 8/6/20. First 2 drawings are unchanged from the initial <br />submittal, drawings 3-8 are new. Drawing 3 is an enlarged site plan more specifically <br />identifying existing house, deck, and proposed awning. Drawing 3 includes indications for <br />sectional drawings and specifically shows the extent of the post, beam, and roof dimensions <br />for the new awning. Clarification on note 3 above: The dimensions of the proposed awning <br />are 8 feet by 26 feet, not 8 feet by 28 feet. <br />4. Continuing with previous comment, it appears that the existing deck framing may be supported <br />by the new posts. Sections and details clarifying the intended construction should be submitted <br />for review. If the new posts are not supporting the existing structure, an additional foundation <br />plan should be included showing the existing and new foundations. See the previous comment <br />for additional information. See IBC Sections 107.2.1 and 1603.1 <br />The existing deck framing is supported by an existing ledger attached to the house, PT <br />2"x10"x16' joist supported by an external PT 4"x8" post beam on the west end. This deck <br />structure is shown in new drawing "Section 1." It is not intended that the proposed <br />awning will support the existing deck in any way. The proposed awning will be fully <br />freestanding supported by its own 6"x6" post. The only connections between the existing <br />deck and the proposed awning would be blocking around the post to support free hanging <br />1"x4" deck boards cut out around the post locations that protrude vertically inside the <br />perimeter of the deck. Those 2"x4" decking supports are shown on "Section 1." <br />Foundation System: <br />5. The proposed post foundations appear to be located in close proximity to the existing house <br />foundations. The existing foundations should be shown in the building section and verified to <br />not impact the existing structure. See IBC Section 1804.1. <br />New drawing page 3 enlarged site plan and "Section 1" shows the proposed post <br />foundations separated from the house foundation by 2 and 7 feet. The proposed post <br />foundations are completely independent and separate from the existing house or any other <br />foundations and do not interfere with the house foundation in any way. Post foundation <br />detail shown on "Detail 2" <br />6. The project includes wood posts embedded concrete encasements. The posts should be <br />pressure -treated wood. Cut ends should be coated with a preservative treatment complying <br />with AWPA U1. with It is recommended that the foundations specify a minimum 3-inch concrete <br />cover to the wood surfaces on all sides.
