Gene The proposed project appears to include additional work that is not clearly shown. Revised plans, including sections and details, should be provided. See Section R106.1.1. The following locations should be addressed: a. The staircase at the north side of the house. Work should not be identified as optional. The owners have decided because of Covid-19 and a new lockdown that they will not be doing any of the interior remodel until a later date. The submitted drawings have been revised to reflect this. Staircase at the center of the house. Note that this is not shown in the plans on Sheet A2. See item a. above b. The detail identified as "Arbor Over Living Window" on Sheet A4. The location and size of the arbor should be shown in the plans, and a detail reference provided. The Arbor is non-structural and cosmetic only if used. Architectural 1. The "Exterior Stair Detail" on Sheet A3 appears to indicate a landing is provided at the base of the stairs shown in the "Deck Framing Plan". The extent of the landing should be shown in the plan to comply with Section R311.7.6. The stair and deck are being rebuilt in the same exact location as the existing removed deck (existing deck removed due to severe rot) therefore the landing from the previous stair will be reused.
