b. The guards should be Aned for the out -of -plane loads per A R3 1.5, including but not
limited to the horizontal framing and connections between the posts, the posts and connections to
the supporting framing, and the supporting framing and their connections to other framing.
Calculations substantiating the design should be submitted for review.
This is a residence not a commercial project or military project.
See Typical Wallsection sheet A4
3. The Typical Deck Wail Section" on Sheet A4 specifies engineered truss that appear to extend over and
are partially supported by the existing roof structure. The following comments should be addressed:
a. Design loads for the roof trusses should be specified in the plans. See Table R301.5 and Section
R8£12.1:0.1,
The existing trusses were designed for a 35# ground snow load and dead load.
The ground snow load does not change therefore the dead load is the only additional load
potentially imposed on the existing roof.
b. The required spans and support locations should be specified. See Section R802.10.1.
Indicated on sht A3
c. The design of the trusses should be identified as a deferred submittal. The construction drawing
should include a requirement for the designer -of -record to review and verify conformance of the
truss design with the permitted construction drawings prior to construction. Drawings should not
be submitted to the CoE for review. See Section R802.10.1
The truss is to be designed by a licensed WA State engineer and drawings submitted for approval
(see sht A3 notes)
4. The "Roof Framing Plan" on Sheet A3 and the "Typical Deck Wall Section" on Sheet A4 indicate that
the existing roof structure will provide support for new engineered trusses or overframing. 'Structural
framing plans showing the load path supporting the new work should be included in the construction
plans. Structural calculations substantiating the ability of the existing structure to support the new
weight in addition to other required loads should be submitted for review. See Section R301.1.3, and
IBC Sections 1604.1, 1604.2, and 1604.4.
See sht A3 notes
5. The proposed modifications to the west covered porch shown on Sheet A3 are not clear. A structural
design should be provided per Section R301.1.3 where the design does not comply with Chapter 8.
See Section R106.1.1. The following comments should be addressed:
a. The proposed work appears to include demolition and reframing of part of the existing roof. The
note stating "Remove existing roof and patch as required" is not sufficient. A demolition plan
should be provided. The existing and new framing should be clearly delineated on Sheet A3.
The existing to be removed is the overhang nothing else. The extents of the soffit areas to be
removed have been noted on sht A3
b. The required framing and load paths are not clear. The support of the 6x8 beams at the existing
walls, and connections to supports at both ends are not indicated. The support of the 2x6 ridge
beam at both ends is not clear; the roof is prone to splaying at the west end. The 2x6 joists
appear discontinuous at the: 6x8 beams, and connections are not specified. Additionai framing may
--be required:
The plans state a 2X4 collar tie at each rafter therefore splay is not a problem on a 8` total span.
Please see sht A3 for additional clarifications.
c. Sections through the roof and details should be provided clarifying the required construction.
See sht A3 and A4
j
