The submitted drawings include multiple sheets. The sheets should be individually numbered <br />for reference. See IBC Section 107.2.1. <br />2. The proposed project includes modification of a space that includes an occupancy change <br />affecting the life safety systems. The construction drawings shall bear the seal and signature of <br />an architect who is registered and licensed in the state of Washington. The drawings shall be <br />revised. See RCW Chapter 18.08.410 Item (7). <br />3. Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br />methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work <br />Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The method <br />selected for the project should be specified in the Project information on the cover sheet. A <br />statement should be provided clarifying the types of work that are included in the project (e.g., <br />repairs, additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. <br />The comments provided herein presume the project will comply with the Work Area Method of <br />Chapter 5. Based on a review of the construction drawings, the proposed project appears to <br />include the following work: Level 2 Alternations (Chapter 8) and Change of Occupancy (Chapter <br />10). Additional and alternative types of work required for the project shall be identified by the <br />designer -of -record. Additional comments may be pending. See IBC Section 101.4.7, and IEBC <br />Sections 301.1 and Chapter 5. <br />4. The construction drawings include work that has been deferred by the designer -of -record <br />(DOR). A statement of deferred submittals shall be added to the drawings listing work <br />designated as deferred submittals. The note shall include a statement requiring the DOR to <br />review the deferred submittals and verify conformance with the construction documents. See <br />IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The following is a summary based on a <br />review of the construction documents: <br />a. Modification of the existing fire sprinkler system. <br />b. Modification of the existing fire alarm system. <br />5. The "Project Information" provided in the Site Plan states the building construction type as "V- <br />N". This is designation used in previous editions of the model building codes indicating a <br />building constructed of any materials and not containing fire -rated assemblies. The designation <br />under the current edition of the building code is "VB". The notes shall be revised. See IBC <br />Sections 107.2.1 and 602.1. <br />Fire Protection: <br />6. The building includes a fire sprinkler system and a fire alarm system. The existing systems <br />have not been designed and installed for the proposed modifications to the building. The <br />drawings shall include requirements to revise these systems. See IFC Section 901.4. <br />7. The existing building abuts an adjacent building with zero separation distance.
