The existing conditions of the exterior wall (i.e., door, <br />storefront glazing, canopy) do not appear to satisfy the requirements of IBC Section 705. <br />However, the conditions are existing, and the proposed change of occupancy does not create <br />an increased exposure risk per IEBC Table 1012.6. Therefore, the existing conditions are <br />acceptable as -is per IEBC Section 1012.6.2. If changes are proposed to the west exterior wall, <br />the changes shall comply with IBC Section 705. See IEBC Section 1012.6. <br />Egress: <br />8. The occupant load for the building has not been provided in the construction drawings. The <br />occupant load for the individual spaces shall be calculated and listed. Loads shall be <br />determined per IBC Section 1004.1.2. Note that the occupancy load has increased based on <br />the proposed alternations. Additional code requirements may apply. See IBC Section 107.2.1. <br />9. The main seating area is an assembly occupancy with an occupant load of 60. The area shall <br />provide an occupant load sign stating the maximum occupancy near the main exit. A note shall <br />be provided on the floor plan stating this requirement and indicating the location for the sign. <br />See IBC Section 1004.3. <br />10. The proposed space is an A-2 with an occupant load exceeding 50. All exit doors in the egress <br />paths shall be provided with panic hardware. Where existing panic hardware occurs, it shall be <br />identified in the construction drawings. See IBC Section 1010.1.10. <br />11. The floor plan specifies exit signs. The signs shall include a note specifying a minimum 90- <br />minute uninterrupted supply power per IBC Section 1013.6.3. See IBC Section 1013.1 and <br />IEBC Section 801.3. <br />12. Means -of -egress illumination shall be provided per IBC Section 1008. The construction <br />drawings shall include a reflected ceiling plan indicating egress lighting. The lighting shall <br />specify a minimum 90-minute uninterrupted supply power per IBC Section 1008.3.4. Where <br />existing systems occur, they shall be indicated on the plans. See IEBC Section 801.3. <br />13. The exterior landings for doorways serving an occupant load of 50 or more shall be provided <br />with emergency lighting. The lighting shall specify a minimum 90-minute uninterrupted supply <br />power per IBC Section 1008.3.4. See IBC Sections 1008.3.2 Item 5 and 1010.1.6. Where <br />existing systems occur, they shall be indicated on the plans. See IEBC Section 801.3. <br />Accessibility: <br />14. The project involves Level 2 Alterations to the space per IEBC Chapter 8. Accessibility <br />improvements per IEBC Section 705.2 shall be included in the project. Potentially inaccessible <br />elements include, but are not limited to, the bathrooms and parking including striping and <br />signage. Where the building is made to be less than fully -accessible per one of the exceptions, <br />documentation substantiating the limited accessibility improvements shall be submitted for <br />review. Where Exception 1 is used, the documentation shall itemize the improvements and <br />estimated cost of work associated with each item.
