2. A residential or Type II hood should be shown on the architectural drawings for the ovens in the., office <br />lunch room, per IMC table 507.1.2, as amended by the State of Washington. The hood should be <br />shown to ventilate to the exterior on the architectural plans, with required fire resistive enclosures. <br />a. Please list any other kitchen equipment on the plans. <br />3. Please indicate the wall ceiling details with a minimum 2 inch flange, per the Northwest Wall and <br />. Ceilina Bureau technical document 401. <br />Accessibility <br />1. Elevations of all tenant improvements should be shown on the drawings to indicate fixture locations, <br />clearances, and heights, per IBC A117.1-2009 chapters 6 and 9. <br />a. The location of the new toilet is not shown on the drawings. <br />b. The new shower should indicate the type of accessible shower (roll -in, transfer) per the <br />standards. <br />c. Compliance with knee toe space under the new lavatory counters in the women's and men's <br />rooms should be shown on the drawings. <br />d. Service counter compliance should be shown on the drawings for customer height accessibility. <br />e. Dimensions and turning radius for the new women's room entrance and existing men's room <br />entrance should be shown on the drawings. <br />Energy <br />1. Please indicate the lighting fixture schedule with wattage and control narrative, per WSEC section <br />C103.2, and the location of daylight zones on the floor plan. <br />2. Please include the interior lighting power compliance path (building area, space -by -space) used to <br />calculate the lighting power allowance. A form is available on the NEEC website. <br />Upon resubmission of the drawings, plan review will resume and your application will be given priority. All <br />required submittals must be of sufficient detail and information to ensure that the proposed structure will be <br />constructed in compliance with all adopted codes. <br />All codes cited refer to the 2015 International Building Code (IBC), the 2015 International Existing Building <br />Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 International Fire Code <br />(IFC), the 2015 International Mechanical Code (IMC), and the 2015 Washington State Energy Code (WSEC), as <br />amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br />standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). <br />Federal ADA regulations and standards may be more restrictive. Compliance with these regulations is the <br />responsibility of the owner of the building. <br />These comments address building issues only.
