EVERETT RECOVERY CAFE
2804 GRAND AVE
PLAN CHECK #: 131809-011
11 /27/18
The tenant space will be improved to accommodate a non-profit
organization that will, hopefully, improve the quality of life and give
direction for many of the homeless. It will provide care and direction from a
dedicated staff. The basic requirement is to be drug free for 24 hours and
participate in the Cafe activities. A simple hot meal consisting of a soup or
stew, a salad, some bread and a desert will be offered. Each individual will
be required to attend daily recovery meetings, job training classes, and
personal guidance. Classes for art, writing, exercise and other disciplines
will be offered.
Currently the space is being demolished as all "improvements" were done
with total disregard of the building codes, and an entirely new tenant
improvement plan is necessary. The alterations to the space will comply
with the Work Area Method, Level 2 Alterations of the IEBC. The current
occupancy is A-2 and the improvements will meet the criteria of Chapter 8
of IEBC. Approximately 3,400 sq. ft. are classified as A-2, 2,200 sq. ft. will
be B occupancy and the rest of the space are the bathrooms, hallways
and storage rooms.
The building is a 2 story and basement heavy timber Type 111 B, and the
Cafe will occupy a portion of the basement. It is a fully sprinklered
building. A one hour floor separation will be installed between the
basement and the ground floor. The exits will be illuminated with battery
powered back ups, panic hardware and directional and braille signs. The
current floor is concrete that has a slope, some holes and a new leveling
slab will be installed to even the floor. Applicable stairs, ramps and
handrails will be installed to conform to current codes. Partitions will be
2x4 studs with 5/8" drywall both sides, and the ceiling will be 5/8" type X
drywall in the main areas and suspended in others as indicated on the
plans. The kitchen equipment will be simple. There will be no deep frying
or grease laden food that will require special equipment or ventilation.
Proper ventilation will be provided for the stove and the bathrooms. All
bathrooms, doors and exits will be provided with approved ADA fixtures
and hardware. Lighting will be either fluorescent or LED. No structural
work will be done to the space.
John Hadley
(323) 462-5874
johnhadleyjr@gmail.com
