Mr. John Hadley
EMA Investments, LLC
Plan Check Number: B1809-011, First Review
December 12, 2018
distance between the doors and windows exceeds 24 inches, or the drawings shall
specify the window to be safety glazing.
22. No additional comment.
23. This comment has not been addressed. The Partial Floor Plan on Sheet 1-of-2 indicates the
presence of a hood and stove in the Kitchen. The response identifying the hood as a
deferred submittal is not sufficient. The following comments should be addressed:
a. Requirements for commercial kitchen hoods are governed by IMC Section 507. The
expected hood installation (i.e., Type I or Type II) should be specified in the drawings.
General Note 4 on Sheet 1-of-2 states that `ono deep frying or grease laden food"
cooking will occur. If a Type II hood is intended, additional documentation
substantiating that the proposed activity qualifies for use of a Type II hood shall be
submitted for review. Note that it is presumed the proposed activity will not qualify for
use of a residential hood per IMC Table 507.1.2.
b. The type of cooking appliance (e.g., medium duty, heavy duty, etc.) should be clarified.
The type shall be as indicated by the manufacturer's specifications on the appliance.
c. The requirements for grease ducts for commercial kitchens hoods are provided in IMC
Section 506. The requirements for the intended hood shall be specified in the drawings,
including but not limited to clearances. Note that the hood likely must be routed to the
exterior wall and run up the outside of the building. The proposed path for the duct
should be shown.
d. The tenant space is required to have a 1-hour separation from the remaining building.
The duct shall be located within a rated shaft where it penetrates rated assemblies. Fire
dampers are not allowed. See IBC Sections 717.5.3 Exception 5 and 717.6.2 Item 1.
24. This comment has not been addressed. The Kitchen may require the installation of a grease
trap. The response identifying the grease trap as a deferred submittal is not sufficient.
These documents have not been reviewed for the treatment of oil or grease that may enter
the City of Everett sewer system. Contact Inductrial Pretreatment at (425)257-8240
regarding pretreatment or grease removal requirements. The drawings shall specify the
requirement to install a grease trap if required. See Everett Municipal Code Chapter 14.42.
25. No additional comment.
26. This comment does not appear to be addressed. The Reflected Ceiling Plan on Sheet 2-of-2
indicates ceiling fans for the bathrooms that penetrate the rated ceiling membrane. The
following comments shall be addressed:
a. A note shall be provided requiring the fans to be provided with listed ceiling radiation
dampers per IBC Section 717.6.2 Item 2. The fan listing shall be specified.
b. A note shall specify a minimum ventilation rate of 50 CFM/FTz for each fan per IMC
Table 403.3.1.1.
( 3200 Cedar Street 425.257.8800 everettpw@everettwa.gov
/ Everett, WA 98201 425.257.8882 fax everettwa.gov
