The Partial Floor Plan on Sheet 1-of-2 shows a new ramp at the east end of the General <br />Table Area. The following comments shall be addressed: <br />a. The ramp appears to be provided with railing separating it from the adjacent floor <br />surface. The separating element shall be clarified. Note that this element shall run <br />continuous to the walls as the step is not sufficient for a stair and is not provided with <br />handrails. See IBC Sections 107.2.1 and 1011.5.2. <br />b. The plan shall specify a minimum ramp width of 36 inches between the handrails per <br />IBC Section 1012.5.1. <br />c. The landing at the bottom of the ramp shall be increase to minimum length of 60 inches <br />per IBC Section 1012.6.3. Note that the ramp is part of an accessible route. <br />d. The plan shall specify that the ramp have a slip -resistant surface per IBC, Section <br />1012.7.1. <br />33. Continuing with the previous comment, the new ramp creates a narrow access to the <br />adjacent storage room. The minimum clearance for the door access to nearest obstruction <br />from the ramp shall be 48 inches per ICC A117.1-09 Figure 404.2.3.2(f); the clearance shall <br />be increased to 54 inches if the door has a closer. The ramp does not appear to provide the <br />minimum clearance and shall be revised. See IBC Section 1101.2. <br />34. The Partial Floor Plan on Sheet 1-of-2 shows a new ramp at the west end of the General <br />Table Area. The following comments shall be addressed: <br />a. The ramp shall require handrails on both sides per IBC Section 1012.8. <br />b. The plan shall specify a minimum ramp width of 36 inches between the handrails per <br />IBC Sections 1012.5.1 and 1014.8. <br />c. A detail shall be provided specifying the height and extensions for the handrails. See <br />IBC Sections 1014.2, 1014.6, and 1014.7. <br />d. The plan shall specify that the ramp have a slip -resistant surface per IBC Section <br />1012.7.1. <br />35. A typical stair handrail detail has been added to Sheet 1-of-2 The following' comments shall <br />be addressed: <br />a. The required handrail height shall be specified per IBC Section 1014.2. <br />b. The upper handrail extension shall be specified per IBC Section 1014.6. <br />36. The construction of the Reception area in the Partial Floor Plan on Sheet 1-of-2 is affected <br />by the concrete topping layer. See IBC Section 1101.2. The following comments shall be <br />addressed: <br />a. A section through the receptionist counter should be provided. The section shall clarify <br />if the wall is mounted on the upper or lower surface. See IBC Section 107.1.2. <br />b. The wall and connections to the foundation shall be designed and detailed to support <br />lateral forces per IBC Section 1607.8.1. The wall shall be designed for additional loads <br />as needed (e.g., vertical loads on the counter surface, etc.). <br />c. The plan indicates a countertop elevation of "+28 inches". The minimum clearance <br />between the underside of the counter, including any substructure, is 27'inches. This <br />dimension should be specified. See ICC A117.1-09 Section 306.3.1. <br />d. Continuing with the previous comment, the counter height on the customer -side will be <br />at least 40 inches.
