The counter height exceeds the maximum 36-inch height for an accessible <br />service counter. The design shall be revised. The minimum required counter width shall <br />be 36 inches. See ICC Section 904.3.1. <br />e. The 51-inch tall partition wall exceeds the maximum side reach height of 48 inches. See <br />ICC A117.1 Section 308.3.1. <br />f. The depth of the counter shall be specified. The counter shall have a maximum depth <br />of 25 inches. See ICC A117.1 Section 308.2.2. <br />Structural <br />1. No additional comment. <br />2. This comment has not been completely addressed. The original comment stated that <br />details for the connections of the walls to the floors at the bottom and top of the walls shall <br />be provided in the drawings. The "Typical Partition" detail has been provided on Sheet 1-of- <br />2. The connections shall be capable of resisting a 5 psf lateral force on the walls. See IBC <br />Sections 107.2.1, 1603.1, and 1607.14. The following comments should be addressed: <br />a. The detail shows the top plate connection interrupted by a layer of GWB. The sill plate <br />should be fastened directly to the existing floor framing. <br />b. The detail should specify a sill plate connection to the existing slab -on -grade (SOG). <br />The connection shall account for the thickness of the new lightweight concrete topping <br />layer. The connection shall not penetrate the bottom surface of the SOG in order to <br />preserve the minimum required concrete cover per ACI 318-14 Table 20.6.1.3.1. <br />c. The detail only addresses the condition of walls running perpendicular to the existing <br />floor framing. A detail addressing the condition of walls running parallel to the wall, <br />particularly when the walls are located between the joists, should be included. <br />Additional Comments: <br />3. The Partial Floor Plan on Sheet 1-of-2 shows a new ramp at the west end of the General <br />Table Area. The ramp requires a handrail on the south side that appears to be mounted to <br />a partial height wall cantilevering from the SOG. Note that due to a thick topping slab, the <br />wall may actually be attached to this material. A detail shall be provided for the design of <br />the wall and its connection to the SOG. Calculations shall be submitted for review <br />substantiating the design of the wall and connections for the lateral loads specified in IBC <br />Section 1607.8.1. See IBC Sections 107.2.1, 1603.1, and 1604.1. <br />4. The northwest corner of the space has been revised to provide a bacony open to the <br />building exterior. The exterior walls shall be designed for wind loading per ASCE 7-10 <br />Chapter 30. The wall detail shall include connections of the top and bottom sills to the <br />floors. Calculations substantiating the wall and connections designs shall be submitted for <br />review. See IBC Sections 107.2.1, 1603.11 1604.1 and 1609.1. <br />5. The northwest corner of the space has been revised to provide a bacony with a guard. The <br />guard shall be designed for the loads per IBC Section 1607.8.1. Calculations for the design, <br />including the connections to the structure, shall be submitted for review.
