Additional response comments are in bold below. We believe this addresses all your comments sufficiently to approve issuance of a building permit. All relocated buildings are treated as new buildings under the IEBC and IBC. They require their own restroom facilities unless these are provided in another building per IBC 2903.2, which appears to be the intent. However, the restrooms are required to be fully accessible as required for a new building. The alternative that we have accepted, though not correct per the code requirements, is to allow accessible improvements per IEBC Section 705.2. Please provide documentation substantiating how the requirements for accessible facilities are being satisfied. The owner should be made aware that if the alternative is performed, this is technically less than required by the code for the proposed work. The Intent is for restrooms to be provided by adjacent buildings. See attached sheet AS-100 updated to show partial interior floor plans denoting location of accessible restrooms and path. All updates denoted in red. All accessible bathrooms features have been verified by school district and the Architect. See additional photos attached to this letter. The closest restrooms are the restrooms in the adjacent building closest to the portable classrooms. It does have paved ADA access from exterior to the building and then into the restrooms. The restroom has full ADA restroom stall with appropriate height ADA sinks. The drain protection cover is missing and will be installed with new. Continuing with the previous comment, the portables for 7621 Beverly Lane (B2004-011) and 3700 Federal Avenue (B2004-012) already include existing portables. The requirement to provide accessible facilities as discussed in the previous comment also applies to these units. It is presumed that the previous projects did not include accessibility improvements. While we will not require retroactive improvements to be made on the current applications, documentation should be submitted outlining how these improvements will be addressed in future projects. If this presumption is incorrect, please submit documentation substantiating that the accessibility requirements were previously addressed at the time the existing portables were installed.
