STORMWATER SITE PLAN COMPASS HEALTH SUPPORTIVE HOUSING NOVEMBER 7, 2019 , PAGE 1 PROJECT OVERVIEW This Stormwater Site Plan has been prepared for the Compass Health Supportive Housing project located to the southeast of the intersection of Lombard Avenue and 33rd Street and west of the alley in Everett, Washington, see Figure 1: Vicinity Map. The site is part of the larger Compass Health property in the area and currently contains a single family building located along 33rd Street at the alley with a detached garage behind it. The project is to construct a multistory building consisting of 82 living units over common areas. The proposed building will cover most of the site. See Figure 3: Developed Conditions. Project Totals: New Impervious: 10,930 sf Replaced Impervious: 2,096 sf METHODOLOGY As the site is in the combined sewer area of Everett, the drainage design for the project has been prepared based on the requirements of Public Works Policy #2-11 Storm water Control in the Combined Sewer Area which references the 2010 City of Everett Stormwater Management Manual. The design is based on the following parameters: • The site is has less than 35% existing impervious. • The project will result in 5,000 sf of more of impervious surface. Therefore the project will need to meet Minimum Requirements 1-9 the new hard surfaces and converted pervious areas.
