STORMWATER SITE PLAN NOVEMBER 7, 2019 <br />COMPASS HEALTH SUPPORTIVE HOUSING PAGE 4 <br />MR2: CONSTRUCTION STORMWATER POLLUTION PREVENTION <br />1. CONSTRUCTION STORMWATER POLLUTION PREVENTION ELEMENTS <br />This Construction Stormwater Management Plan has been prepared for the Compass Health <br />Supportive Housing project. The site will have less than 1 acre of disturbed area. The 13 <br />Required Elements are addressed as follows: <br />Element #1: Preserve Vegetation/Mark Clearing Limits <br />There is no natural vegetation. Clearing limits fencing will mark the south edge of construction. <br />All other edges are marked by existing frontage improvements. <br />BMP C101, Preserving Natural Vegetation: <br />Vegetation on the majority of the site will not be disturbed and will help filter any <br />sediment laden runoff from the building area. <br />BMP C103, High Visibility Plastic or Metal Fencing: <br />This fencing will be used to mark the limits of clearing to help prevent excessive <br />removal of native vegetation on the site. <br />Element #2: Establish Construction Access <br />The building will fill the site. The contractor will need to work with Public Works for suitable <br />staging in the street or alley rights of way. <br />BMP C105, Stabilized Construction Entrance and Tire Wash: <br />Construction access will be taken from the existing gravel driveway near the property. <br />As the project is fairly small it is expected that the gravel driveway will function <br />adequately and a more formal construction access should not be required. <br />Element #3: Control Flow Rates <br />The detention pipe will be constructed with the foundation of the building and will be able to <br />serve for flow control early in construction. See MR7 for additional information. <br />Element #4: Install Sediment Controls <br />Sediment controls will be installed to suit the progress of construction. These will include: <br />BMP C233, Silt Fence: <br />Filter fabric fencing will be used downhill of grading activities where insufficient existing <br />vegetation exists to filter the runoff. <br />Element #5: Stabilize Soils <br />In planting areas the exposed soils will be stabilized with lawn and landscaping while walkways <br />and building slabs will be covered by the base course rock of the design section Temporary <br />stockpiles will be covered with plastic. <br />BMP C121, Mulching: <br />During construction, mulch can be placed to prevent raindrops from impacting exposed <br />soils causing erosion.
