STORMWATER SITE PLAN <br />NOVEMBER 7, 2019 <br />COMPASS HEALTH SUPPORTIVE HOUSING <br />EXISTING CONDITIONS SUMMARY <br />DESCRIPTION <br />The project is located to the southeast of the intersection of Lombard Avenue and 33'd Street <br />and is west of the alley, see Figure 1: Vicinity Map. It is part of the larger Compass Health <br />properties in the area. The site currently contains a single family residence with a detached <br />garage to the east along the alley and fronting 33rd Street. The balance of the site is open lawn. <br />Both fronting streets are fully developed with Lombard having parallel parking and a sidewalk <br />and 33rd Street having angled parking and a sidewalk. Topography drops from Lombard Avenue <br />to the alley with slopes ranging from 9 to 20 percent. See Figure 2: Existing Site Map. <br />SOILS DESCRIPTION <br />Geotech Consultants, Inc prepared a geotechnical report titled, Geotechnical Engineering Study <br />dated August 31, 2017. They performed 4 test pits and 1 test boring. The boring was located in <br />the upper portion of the site and the 4 test pits in the lower area west of the existing buildings. <br />The underlying soils in the east were determined to be topsoil overlying 2 to 5 feet of fill over <br />till. The boring encountered weathered till over the dense till. See geotechnical report in <br />Appendix B. <br />EXISTING BASIN <br />The existing basin is discussed in Minimum Requirement #7. <br />UPSTREAM ANALYSIS <br />There is no upstream basin. The improvements along Lombard Avenue block any flow from the <br />west, 33rd Street improvements direct flow down a curb line to the north, existing <br />development lies to the south and the alley to the east is lower than the site. <br />DOWNSTREAM ANALYSIS <br />Runoff from the site exits along the east property line and is collected in the stormwater <br />system in the alley. The system drains into the combined sewer system. The proposed on -site <br />storm system will also discharge to the combined sewer system.
