STORMWATER SITE PLAN <br />NOVEMBER 7, 2019 <br />COMPASS HEALTH SUPPORTIVE HOUSING <br />Other: <br />Other BMPs will <br />sources on site. <br />be administered as necessary to address any additional pollutant <br />Element #10: Control De -Watering <br />There will be a significant excavation in the till ranging to 14 feet on the west side of the site. <br />The till is dense and might holod perched groundwater. Any dewatering volume would need to <br />be filtered by Bakers tanks or the like. <br />Element #11: Maintain BMPs <br />Notes for the maintenance of erosion control facilities will be included on the construction <br />plans. <br />Element #12: Manage the Project <br />The project will be subject to seasonal work limitations, site inspection and monitoring as <br />required by the City of Everett. Erosion control monitoring and supervision will be managed by <br />the contractor. With less than 1 acre of exposed surface, a Certified Erosion and Sedimentation <br />Control Lead is not required. <br />Element #13: Protect Low Impact Development BMPs <br />No LID facilities are proposed. <br />2. PROJECT DESCRIPTION <br />The proposal is to construct a multi -story, 82 unit multi -family building of supportive housing <br />for Compass Health. The project will have the .lower floor daylight at the alley and the next <br />floor daylight at Lombard Avenue. The building fills the site and there is no on -grade or under <br />building parking. <br />3. EXISTING SITE CONDITIONS <br />The project is located to the southeast of the intersection of Lombard Avenue and 33rd Street <br />and is west of the alley. It is part of the larger Compass Health properties in the area. The site <br />currently contains a single family residence with a detached garage to the east along the alley <br />and fronting 33rd Street. The balance of the site is open lawn. Both fronting streets are fully <br />developed with Lombard having parallel parking and a sidewalk and 33rd Street having angled <br />parking and a sidewalk. Topography drops from Lombard Avenue to the alley with slopes <br />ranging from 9 to 20 percent. <br />4. ADJACENT AREAS <br />The site is bounded to the north and west (across the fronting streets) by single family <br />residences. To the south and east are other Compass Health facilities. <br />S.
