GEOTECHNICAL ENGINEERING STUDY <br />Proposed Multi -Story Building <br />3301 Lombard Avenue <br />Everett, Washington <br />This report presents the findings and recommendations of our geotechnical engineering study for <br />the site of the proposed multi -story building to be located in Everett. <br />We were provided with a site plan that included topographic information, and some floor plans and <br />sections; prepared by Environmental Works dated May 5, 2017. Based on this information, we <br />understand that the development will consist of a multi -story building that will cover a majority of the <br />property. The existing structures will be demolished. The building will have one level of <br />underground parking that will be up to 15 feet below the ground surface along the west side of the <br />site. The parking will be accessed from the eastern alley; the parking level will be close to the alley <br />grade. <br />If the scope of the project changes from what we have described above, we should be provided <br />with revised plans in order to determine if modifications to the recommendations and conclusions of <br />this report are warranted. <br />SITE CONDITIONS <br />SURFACE <br />The Vicinity Map, Plate 1, illustrates the general location of the site in Everett. The site is bordered <br />to the west by Lombard Avenue, to the north by 331 Street, to the east by an alley, and to the south <br />by a multi -story apartment building. <br />The ground surface within the site, and in the surrounding vicinity, slopes gently to moderately <br />down toward the east. There is a change in elevation of about 13 feet across the 120-foot site <br />width. A one-story house with a basement that daylights toward the east is close to the northeast <br />corner of the property, and a detached garage is near the southeast corner. A concrete retaining <br />wall is close to the central part of the southern property line. This wall has a height of up to 4 feet <br />and supports soil on the adjacent southern property. The undeveloped areas of the site are <br />generally vegetated with grass. <br />An aerial photo from 2007 shows a second house just west of the existing northeastern house, but <br />it is not present in a 2012 aerial photo. Some of our test pits in that area, described in the next <br />section, encountered rubble that.is probably remnants of that house. <br />The apartment building to the south has three stories and an apparent basement level. It is more <br />than 10 feet south of the location of the proposed building. <br />SUBSURFACE <br />The subsurface conditions were explored by excavating four test pits and one test boring at the <br />approximate locations shown on the Site Exploration Plan, Plate 2.
