CITY OF EVERETT NOTICE OF PLANNING DIRECTOR DECISION Review Process II k10-96 Applicant: McCabes American Music Cafe 3120 Hewitt Avenue Everett, WA 98201 Proposal: The City of Everett Planning Department has received a request for a Comprehensive sign design proposal for the building located at 3120 Hewitt Ave. (McCabes American Music Cafe). The proposal is the installation of one sign on the west wall of the building rather than the standard sign code allowance of one sign on each facade of the building and one freestanding sign for the site. The proposed sign would be painted on the west wall to compliment the building's historic character. The sign would not exceed 15 % of the west facade area and will be lighted by exterior lighting projected from below rather than internal lighting. No other signage will be placed on the building or the site. Decision: The City of Everett Planning Director hereby approves the request by McCabes American Music Cafe to place a single sign on the west building facade at 3120 Hewitt Ave. Sign area not to exceed 15 % of the building facade area. The Comprehensive Design Plan, Section 36.210 A of the Everett "Zoning Code, allows the Planning Director to permit certain deviations from the requirements and restrictions of the sign code if the applicant has a comprehensive plan to integrate signs into the framework of the building(s), landscaping, and other design features of the property, utilizing an overall design theme. The Zoning Code requires that contiguous property owners be notified of the Planning Director's decision and the procedures for appeal of the decision. The applicant or any aggrieved property owner may appeal the Planning Director's decision within 14 calendar days of the date of this decision.
