CITY OF EVERETT <br />NOTICE OF PLANNING DIRECTOR DECISION <br />Review Process II k10-96 <br />Applicant: McCabes American Music Cafe <br />3120 Hewitt Avenue <br />Everett, WA 98201 <br />Proposal: The City of Everett Planning Department has received a request for a <br />Comprehensive sign design proposal for the building located at 3120 Hewitt Ave. <br />(McCabes American Music Cafe). The proposal is the installation of one sign on the <br />west wall of the building rather than the standard sign code allowance of one sign on <br />each facade of the building and one freestanding sign for the site. The proposed sign <br />would be painted on the west wall to compliment the building's historic character. The <br />sign would not exceed 15 % of the west facade area and will be lighted by exterior <br />lighting projected from below rather than internal lighting. No other signage will be <br />placed on the building or the site. <br />Decision: The City of Everett Planning Director hereby approves the request by <br />McCabes American Music Cafe to place a single sign on the west building facade at <br />3120 Hewitt Ave. Sign area not to exceed 15 % of the building facade area. <br />The Comprehensive Design Plan, Section 36.210 A of the Everett "Zoning Code, allows <br />the Planning Director to permit certain deviations from the requirements and <br />restrictions of the sign code if the applicant has a comprehensive plan to integrate signs <br />into the framework of the building(s), landscaping, and other design features of the <br />property, utilizing an overall design theme. <br />The Zoning Code requires that contiguous property owners be notified of the Planning <br />Director's decision and the procedures for appeal of the decision. The applicant or any <br />aggrieved property owner may appeal the Planning Director's decision within 14 <br />calendar days of the date of this decision. Appeal forms are available from the <br />Planning Department and must be submitted along with the required filing fee.
