These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments such as Utilities, Planning or Fire. All references refer to the 2015 International Building <br /> Code (IBC), 2015 International Residential Code (IRC), as amended by the State of Washington <br /> and/or Washington State Energy Code (WSEC) 2015 Edition, as adopted by the City of Everett, <br /> unless stated otherwise. <br /> In order for the processing of your application to continue,it will be necessary to provide <br /> the Building Division with two new complete sets of drawings reflecting the corrections <br /> requested. <br /> Construction documents shall be of sufficient clarity to indicate the location, nature and extent of <br /> the work proposed and show in detail that it will conform to the provisions of the building code <br /> and relevant laws, ordinances, rules and regulations. R106.1 IRC <br /> 1. The building has been substantially remodeled without permits. The plans show many <br /> walls as"existing"that are new or substantially altered. Differentiate wall types with <br /> standard architectural symbols to show walls as existing, new or removed. <br /> 2. Work done without permits includes electrical, plumbing and building modifications—much <br /> of which has been covered by wallboard. In order for the inspections/approvals to occur, <br /> wallboard will need to be removed to expose all wiring, plumbing and framing that has not <br /> been previously inspected and approved. R109.4 IRC <br /> 3. The floor plan submitted does not appear to match the structure, please revise floor plan to <br /> accurately reflect the actual configuration of the structure as it currently is, or will be, when <br /> completed. <br /> 4. All rooms shall be labeled for the intended use(not Main Floor, not Upper Level).
