Structural plans showing all existing and new
framing and foundations should be submitted for review. See IBCs Sections
1603.1 and 1604.4.
Response: Structural plan sheets and calculation are provided by licensed
structural engineer. There is no reframing on main floor level.
2. The new stairs require walls to provide a load path for the attic floor and roof
framing above. Additional framing at the Main Floor level and foundations
may be required. Framing plans should be included providing a complete
load path. The framing at the landing should be specified. See Section
106.1.1.
Response: Please refer to structural plan sheets and calculation.
3. The roof framing in Sections 1/A4.1 and 2/A4.1 do not appear to comply with
the span requirements of Table R802.5.1(5). Note that the rafter sizes and
spacing do not appear to be specified, but are presumed to be 2x4 at 24-inch
spacing. The knee walls, presumed intended to comply with Section
R802.5.1, do not bear on walls below. The sections do not specify the knee
wall construction. The design may need to be revised. Calculations
substantiating the design should be submitted for review. A header may be
required over the stairway. See IBC Sections 107.2.1, 1603.1, 1604.1, and
1604.4.
Response: Please refer to response #2.
4. The new Attic Floor framing does not appear to comply with the requirements
of Chapter 5 and requires and engineered design. Calculations substantiating
the design should be submitted for review. The floor framing may be
required to support a portion roof load. The calculations should also
substantiate the design of framing connections, vertical support framing, and
foundations. See IBC Sections 1604.1 and 1604.4.
Response: Please refer to response #2.
5. Section 4/A5.1 is referenced from Sections 1/A4.1 and 2/A4.1. The building
sections appear to show new Attic Floor joists framing into the wall, which is
not shown in Section 4/A5.1. The intended construction appears to cut the
studs to allow bearing for the joists; the intended construction is not
specified. The spacing of the wall framing is not clear and may not be
consistent with the joist spacing; double top plate may be required per
Section R 602.3.3.
