General 1. The proposed modifications to the existing building framing may not comply with the prescriptive limitations of the IRC. Assemblies,framing,and connections that do not comply should be designed per accepted engineering practice(e.g.,IBC and reference structural standards,etc.). Structural calculations substantiating the design should be submitted for review. See Section R301.1.3 and IBC Section 1604.1, and additional comments below. Response: Noted. Proposed structural works are now designed and checked by Structural engineer and structural plans and calculations are provided. 2. The building includes new framing of the Main and Attic floors,and the roof. The roof levels differ in elevation and include a bearing wall between them that appears to be altered. And the Attic floor includes a 6-inch step into the Master Suite area. An additional building section through the building oriented in the east-west direction should be provided to clarify the existing building construction and the proposed modifications. See Section R106.1.1. Response: There will be no new floor framing of the main floor. An additional building section 1/A4.2 is provided for clarification. Architectural 1. The new exterior door on the north side of the building should be provided with an exterior landing complying with Section R311.3. The door should have a minimum thermal rating of U=0.3 per WSEC-15 Table R402.1.1. Response: An exterior wood stair and landing is provided. See A2.1 keynote 17.
