The grade should comply with IRC Section R4O8.6. <br /> Response: There is no change to the main floor framing, but crawl space <br /> ventilation calculation will be provided for reference. Crawlspace access <br /> location is noted on A2.1. Finished grade under-floor surface to remain <br /> unchanged. <br /> 3. Attic access should be provided to all areas per Section R R8O7. <br /> Response: Noted. Attic access are provided and locations are shown on A2.2. <br /> 4. The Attic Floor Plan on Sheet A2.2 indicates that attic spaces as <br /> unconditioned. However, the attics are located within the thermal envelop. <br /> The following comments should be addressed: <br /> a. The east and west walls at the Attic Floor level should be provided with <br /> minimum R-21 insulation per WSEC Tables R4O2.1.1. The insulation <br /> should extend the full width of the building. <br /> b. Continuing with the previous comment, the roof level is stepped and <br /> appears to include a bearing wall that is part of the exterior envelop. This <br /> wall should similarly be insulated. <br /> c. The building sections on Sheet A4.1 indicate a thermal gap between the <br /> roof framing and the exterior wall below the attic floor framing. The north <br /> and south walls should be provided with minimum R-21 insulation per <br /> WSEC Tables R4O2.1.1. <br /> Response: Noted. Updated building sections on sheet A4.1 &A4.2 1 with <br /> all required information are provided. <br /> 5. The building sections on Sheet A4.1 should specify minimum R-30 insulation <br /> under the Main Floor per WSEC Table R4O2.1.1. <br /> Response: Main floor framing is existing and R-30 insulation is shown on <br /> building sections as required. <br /> 6. The Main Floor Plan on Sheet A2.1 indicates the whole house ventilation <br /> system is located in the bathroom. The bathroom is an enclosed room that <br /> will obstruct air flow.
