Mr. Nathan Crawford
Plan Check Number: B1907-025, First Structural Review
August 6, 2019
Structural
General:
1. The proposed project shall comply with the requirements of the 2015 International Building
Code. The code shall be specified in the construction drawings. See the Everett Municipal Code
Section 16.005.030 Article A and IBC Section 101.4.7.
2. The structural drawings do not include structural notes. The drawings should specify design
loads, geotechnical criteria, material properties, special inspection requirements, deferred
submittal requirements, and other information pertinent to the structural design per IBC Section
1603.1. Geotechnical information, including but not limited to the design soil bearing pressure,
should be specified per IBC Section 1603.1.6. See additional comments below addressing
specific requirements.
3. The structural notes shall specify the allowable soil bearing pressure for the foundations. The
project does not appear to include a geotechnical investigation of the project site soils. The
. bearing presssure shall not exceed the presumptive value of 1,500 psf per IBC Table 1806.2 for
Class 5 materials. See IBC Section 1603.1.6.
4. The construction drawings do not include material requirements for the structural framing.
Material properties, connection requirements, fabrication and coating requirements, and other
information required to perform the structural work shall be specified in accordance with the
following design standards:
a. Concrete (includes reinforcement): IBC Sections 1901.5.
b. Steel: IBC Section 2205.1, AISC 360-10 Section A4, and AISC 303-10 Section 3.1.
c. Wood: IBC Section 2306.1 (ASD) or 2307.1 (LRFD), and NDS-15 and AWC SDPWS-15.
5. The proposed design will develop lateral loads due to wind and earthquake loading that must
be resisted by the main structure. The structural notes shall specify the wind and earthquake
design data for the project. See IBC Sections 1603.1.4 and 1603.1.5.
6. The project includes custom steel brackets per Sheet 5 and 6. Special inspection shall be
performed for the fabrication of the bracket per IBC Section 1705.2.1 and ISC 360-10 Chapter
N. Special inspections are required to be performed by the fabricators unless they are,
registered and approved to perform work without special inspections. The structural notes
shall require special inspection to be performed for the steel fabrication, or shall require the
fabricator to be certified to perform special inspection. See IBC Sections 1704.2.5, 1704.2.5.1,
and Section 1704.5 Items 1 and 2.
7. The project appears to include proprietary hardware (e.g., framing connections, post-installed
anchors, etc.). See Sheet 8 for an example. The construction drawings shall specify the make
and model for each type of proprietary component in the project. Fastening requirements (e.g.,
nail sizes and count, etc.) shall be specified for each component where applicable. See IBC
Sections 107.2.1 and 1604.1.
9 3200 Cedar Street 0 425.257.8810 , everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 5
