Phase I Environmental Site Assessment Page 6 August 28,2020 <br /> 4808 Evergreen Way,Everett,Washington RGI Project No.2020-382-1 <br /> ✓ Several municipal utility boxes for gas, electric and sewer were located near the southern <br /> driveway entrance of the Property. <br /> In summary, based on our exterior observations during the reconnaissance, no staining, adverse <br /> odors, stressed vegetation, or any other indications of improper storage or release of hazardous <br /> substances or petroleum products was observed on the Property. <br /> No suspect environmental conditions were observed on the adjoining properties (as viewed from <br /> the Property). <br /> 4.3.2 INTERIOR OBSERVATIONS <br /> RGI's interior observation findings are summarized below: <br /> Typical office furnishings and finishes were observed inside the office area of the building <br /> (Photograph 11). <br /> • A utility sink was observed in the auto garage. No obvious indications of improper disposal <br /> of chemicals or wastes down the drain were observed. <br /> y A large oil-water separator was observed in the middle of the auto repair garage that was <br /> filled to the top with unknown contents (likely used oil) and slowly bubbling from <br /> potential biological activity (Photograph 16). The oil-water separator filled with <br /> unknown contents is considered a REC. <br /> ➢ Two in-ground closed-in-place hydraulic hoists were located in the auto repair garage <br /> (Photograph 17). These closed-in-place hoists are considered a REC. <br /> ➢ Five above-ground hydraulic hoists were located in the auto repair garage (Photographs <br /> 12 & 13). <br /> • The southeastern and southwestern corners of the building appeared to have wall <br /> damage, with cinderblocks cracked in areas. <br /> - Two approximately 300 gallon ASTs partially filled with motor oil were observed along the <br /> western portion of the auto repair garage without secondary containment (Photographs <br /> 14 & 15).These ASTs are considered a BER. <br /> • Two 55 gallon drums of unknown contents were located in the auto repair garage and <br /> placed within secondary containment (Photograph 15). These drums are considered a <br /> BER. <br /> ➢ Several 55 gallon drums of known contents were located in the auto repair garage without <br /> secondary containment. There were no apparent signs of spilling, and the drums were <br /> also located near the oil water separator. These drums are considered a BER. <br /> y Several five gallon drums of epoxy and paints were located on the second floor. Although <br /> staining was observed in their vicinity, the spilled epoxy appears to have dried in place <br /> and its impact is considered de-minimis <br /> Minor oil staining was observed in a former storage room on the second floor.
