The"Plumbing Summary"on sheet A1.00 appears to reference the International Plumbing Code <br /> (IPC). The Uniform Plumbing Code (UPC) is adopted in the City of Everett. See IBC Section <br /> 2901.1(WAC) and EMC Section 16.005.030(E). <br /> 2. The proposed project involves subdividing a building with a single tenant space into three <br /> spaces. The existing building occupancy appears to include both merchantile (M) and storage <br /> (S-1) occupancies, including vehicle maintenance areas. The"Code Summary"on Sheet A1.00 <br /> should be revised. Alternatively, the drawings should indicate if a partial or total occupancy <br /> change is proposed for the existing S-1 space. See IBC Section 302.1 and IEBC Chapter 10. <br /> 3. The proposed project may involve a partial occupancy change from S-1 to M for the Tenant C <br /> space. The project may require additional modifications per IEBC Chapter 10, such as but not <br /> limited to accessibility improvements. See IBC Section 101.4.7. <br /> 4. The building appears to include additional area at a second level. A plan for this level should be <br /> included in the construction drawings. The means of egress for this level should be shown. <br /> Note that the proposed alterations appear to impact and lengthen the egress for this level. See <br /> IBC Sections 107.2.1 and 107.2.3. <br /> 5. Future Tenant Space C on Sheet A1.00 appears to be intended as a storage occupancy based <br /> on the specified "300"occupant load factor. The space appears to have a total area of <br /> approximately 9,000 SF including the upper level, resulting in an occupant load of 30. The <br /> space requires separate male and female restrooms per IBC Section 2902.2(WAC). <br /> 6. Glazing Elevations 2/A3.10 and 3/A3.10 require safety glazing per IBC Section 2406.4. <br /> 7. A site plan has not been provided with the proposed project as required by IBC Section 107.2.5. <br /> Accessible spaces should be provided per IBC Section 1106.1. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
