Original <br /> Kirkland,WA 98033 comments are shown in italics,our response in bold text. <br /> City of Everett <br /> 1. The`Plumbing Summary"on sheet A1.00 appears to reference the International <br /> Plumbing Code(IPC). The Uniform Plumbing Code(UPC)is adopted in the City of <br /> Everett. See IBC Section 2901.1(WAC)and EMC Section 16.005.030(E). <br /> Response: <br /> References have been updated to note UPC 415.2.(See Sheet A1.00). Per UPC <br /> 415.2,drinking fountains are not required for occupancies of 30 or less.The S-1 <br /> vehicular storage area is an existing non-conformance and does not currently <br /> have a drinking fountain.No new fountain is proposed. <br /> 2. The proposed project involves subdividing a building with a single tenant space into <br /> three spaces. The existing building occupancy appears to include both mercantile <br /> (M)and storage (S-1)occupancies, including vehicle maintenance areas. The "Code <br /> Summary"on Sheet A1.00 should be revised. Alternatively, the drawings should <br /> indicate if a partial or total occupancy change is proposed for the existing S-1 space. <br /> See IBC Section 302.1 and IEBC Chapter 10. <br /> Response: <br /> The Code Summary has been revised(See sheet A1.00).There is no intent to <br /> change the occupancy of the vehicle maintenance area.No change to this area <br /> is proposed and will continue its current use as S-1 vehicle maintenance. <br /> 3. The proposed project may involve a partial occupancy change from S-1 to M for <br /> the Tenant C space. The project may require additional modifications per IEBC <br /> Chapter 10,such as but not limited to accessibility improvements. See IBC Section <br /> 101.4.7. <br /> Response: <br /> No change in occupancy is proposed for the referenced area.The plan set has <br /> been updated to change the label for this space from"Tenant C"to"Storage" <br /> for clarification. <br /> 4. The building appears to include additional area at a second level. A plan for this <br /> level should be included in the construction drawings. The means of egress for this <br /> level should be shown. Note that the proposed alterations appear to impact and <br /> lengthen the egress for this level. See IBC Sections 107.2.1 and 107.2.3. <br /> Response: <br /> Floor plan for the upper level has been added to the drawing set(See new sheet <br /> A3.11).No work is proposed on the upper level. <br /> � 12 <br />
