May 8, 2018 <br />To: Mr. Jeff Heilman <br />Development Technician <br />City of Everett Public Works Department <br />Re: Correction Response for Townhomes at 3714 Colby Ave, 3712 Colby Ave, 3710 Colby Ave <br />Project #C1802-003, 004 & 005. <br />Structural Review: <br />Please see submitted structural responses from Structural Engineer for Items 1-10. <br />Architectural Review: <br />1. The proposed window well as drawn does not appear to be capable of resisting design loads <br />specified in the IRC. Provide window well details and section drawings as needed to show <br />construction that meets minimum code requirements. <br />Please see revised window well detail 15/A10.0. We are now using a pre -manufactured, pre- <br />engineered product by Key concrete Products. Please see attached specification cut sheet. <br />2. The energy code credit chosen (option 1c) requires the following components <br />-R-10 rigid insulation around the perimeter and under the entire slab -on -grade. Show the <br />insulation in all section drawings where insulation is required. (see Correction No. 9 above). <br />-Below grade walls are required to be insulated with R-12 continuous rigid insulation on the <br />interior and then a framed wall with minimum R-21 insulation is constructed on the interior of <br />the rigid insulation. Please revise section drawing to reflect this requirement. The stairs in the <br />basement of the easternmost dwelling will need adjustment to allow the required depth of <br />insulation. <br />The plans show that you selected option 5b, but the description and the credits shown are from <br />option 5c. Please correct. <br />We have revised the energy code credit to be: Option 2a, 3d, 5a & 5c. See General Note sheet <br />A0.1 WSEC notes section, note #7. <br />3. A minimum of 75% of all permanently installed lamps in lighting fixtures shall be high -efficacy <br />lamps. (R404.1 WSEC). <br />Please see General Note sheet A-0.1, WSEC for added note #5. <br />
